GENERAL DESCRIPTION OF DUTIES

This position involves supervising, administering, and providing technical support for the Facility Services Division. Responsibilities include planning and managing preventive maintenance, repairs, custodial services, and assisting in various county projects. The role also involves operating technical equipment and software.

Job Requirements:

Develop and manage a comprehensive facility management program, overseeing maintenance and repair projects to ensure all County facilities are in proper working condition.

Conduct on-site inspections of County buildings, assess maintenance needs, and assign tasks related to carpentry, HVAC, electrical work, painting, and plumbing.

Supervise and evaluate subordinate staff, including task assignment, performance review, and handling employee issues. Provide input on hiring, transfers, promotions, and salary adjustments.

Coordinate daily work activities, prioritize tasks, monitor progress, and inspect completed work. Assist staff with complex issues and provide technical expertise.

Ensure compliance with applicable laws, codes, regulations, and safety standards. Recommend updates to safety and disaster manuals and ensure departmental adherence.

Prepare, manage, and monitor the annual department budget, forecasting financial needs and controlling expenditures.

Evaluate and resolve building and equipment issues, performing or overseeing repairs. Participate in project planning and oversee new construction activities, ensuring projects are completed on time and within budget.

Maintain equipment and supply inventories for maintenance services, and manage related documentation and reports.

Schedule and coordinate departmental activities, secure materials, and ensure proper logistics for repairs and projects.

Maintain public access to beaches.

Operate and maintain a variety of equipment and software, including computers, phone systems, radios, motor vehicles, and meters. Proficiency in asset management programs is required to track work orders, building records, and fleet management.

Proficiency in AutoCAD, surveying equipment, will be considered a plus.

Physical Requirements:

Must occasionally operate machinery and tools and be able to lift up to 50 pounds.

Job involves physical activities such as reaching, handling, bending, stooping, and kneeling.

### Qualifications

EDUCATION AND EXPERIENCE High school diploma and a valid South Carolina drivers license required. Bachelors degree in Architectural/Building Construction with four years of middle management experience, or a two-year technical degree with six years of building maintenance experience. Proficiency in asset management software and blueprint reading is necessary.
