The Role

The Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. Focused on fast-paced, MEP-intensive projects, the group is recognized for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission-critical construction industry.

The Assistant Cx Assistant Project Manager (ACxPM) is responsible for coordination of construction and administrative duties in support of the Commissioning Project Manager. The ACxPM supports the Commissioning Manager and the leadership team in the commissioning planning, execution, and turnover processes for standardization across Mission Critical. The ideal candidate will have an in-depth understanding of building MEP systems, excellent organization skills, and a strong commitment to ensuring project success. The ACxPM reports to the Cx Project Manager.

Responsibilities
  • Provide Cx Organization and Management support for oversight of the roles and responsibilities of Trade Partners, 3rd Party Entities, Suffolk, and the Client in the commissioning of Level 0 through Level 5 processes
  • Support Project Cx Teams in the development and management for logistics, communication, and scheduling plans for Cx related materials and assets
  • Assist, as needed, in troubleshooting and resolving technical issues that arise during installation and commissioning as requested by the CxPM or project PM
  • Provide Cx process expertise and resource management regarding commissioning related deliverables
  • Establish effective working relationships with clients and Suffolk team members
  • Support project teams in development of collaborative working relationships with architects, engineers, trade partners, and construction operations teams to streamline and improve project deliveries
  • Coordinate with the project site Quality Control (QC) and Mechanical, Electrical, and Plumbing (MEP) teams for MEP and Cx scope to ensure checklists, engineering documents, and commissioning activities are successfully completed and follow approved test scripts and commissioning plan
  • Provide support to project teams for the development and understanding of major milestones, client/Construction Manager (CM) contractual and trade partner obligations, and commissioning plans created by client's third-party Commissioning Agent
  • Contribute to the development and population of online equipment databases to ensure consistency in test checklists, inspection reports, equipment details, and naming conventions and commissioning activities
  • Provide guidance for OFCI & Contractor- Furnished, Contractor-Installed (CFCI) equipment delivery inspections in collaboration with Project Superintendents and Trade Foreman to confirm compliance with approved submittals
Qualifications
  • Bachelors degree in applicable discipline and/or experience relative to specific discipline
  • Experience (2+ years) in MEP installation, commissioning and maintenance or relatable technical experience
  • Basic knowledge of Mechanical, Electrical and BMS/DDC Controls systems
  • Excellent team participation skills and organizational abilities
  • Strong ability to partner with peers and field staff
  • Self-motivated and self-confident and committed to excellence
  • Must possess effective communication skills
  • Excellent organizational skills to manage the many details necessary for successful construction and commissioning
  • Must have judgment to know when to appropriately escalate issues up the chain of command
  • Excellent problem-solving skills and the ability to identify potential solutions and formulate corrective plans
  • ASHRAE Commissioning certification, desired and/or in-depth understanding of ASHRAE Commissioning process as it relates to Commissioning activities associated with MEP Systems, including data center defined commissioning Levels 1 through 5
  • Experience with Building Management Systems, including Environmental controls and Electrical Power Management Systems
  • Working knowledge of construction project management software such as Procore and Commissioning management software such as Cx Alloy

The employee is frequently required to stands; walk; and reach with arms and/or hands.
