Position Summary Information

General Description/Position Purpose

This position will supervise, plan, schedule, initiate, and participate in the work of assigned maintenance and trades journeyman and helpers engaged in the operation, maintenance, repair, improvement, construction and alteration of campus building structures, floor and ceiling systems, stairways, and miscellaneous hardware and assemblies in University buildings and infrastructure. Included in this responsibility are basic locksmith trade functions. Work involves supervising trades employees, executing, and performing a preventive maintenance schedule, assigning work orders, providing corrective maintenance and repair, and coordinating all unscheduled and emergency maintenance repair on campus buildings and systems. Work includes, but is not limited to the following: Coordinates, schedules, and performs routine maintenance and repair of heating, air conditioning, ventilation, exhaust systems, associated ductwork and dampers, and valves; experience working with automatic temperature control systems, sensing equipment, operators, linkages, diaphragms, air compressors; plumbing systems, drains, valves, pumps, and alarms; electrical distribution systems, motor control relays, switches, emergency generators; structures, floors, roofs, stairs, partitions, walls, ceilings, doors, cabinets, furnishings, signs, boards, painting and finishes, instructional aides, and other associated work.

Essential Responsibilities

  • Assures building components, fixtures, equipment systems and infrastructures as assigned operate as intended and are maintained and repaired in accordance, and in a timely manner.
  • Establishes and executes all work orders or preventive maintenance schedules, or specific assignments by management supervision, and confirms compliance with manufacturers specifications
  • Follows and ensures all employees adhere to departmental, state and federal guidelines, codes, and regulations, trade practices.
  • Confirms blueprints, shop drawings and schematics meet acceptable standards.
  • Routinely performs inspections of buildings and reviews specifications for new construction and renovation projects and various maintenance assignments
  • Recommends equipment, tools, and materials for acquisition and oversees inventory management system to support staff functions. Minimizes component or system downtime and maximizes component or system reliability
  • Coordinates and provides support to seasonal campus activities as assigned. Communicates effectively with other shop supervisors and employees on all current and planned work. Updates off-ship supervisor and employees on work spanning different shifts.
  • Directly interacts with, and communicates with all building coordinators, assigned representatives, departments, professional engineers, and individuals as needed on routine, unplanned and emergency work.
  • Maintains and fosters effective and productive relationships with all members of the campus community.
  • Establishes and sets work priorities in accordance with departmental and university policies, as applicable.
  • Ensures all work is performed in a manner consistent with total customer and quality service
  • Monitors the quality and efficiency of operations and maintenance employees, through annual evaluation, periodic inspections, and overall performance of staff.
  • Enforces rules of conduct, performance standards, and immediately implements necessary performance improvement action plans as needed.
  • Identifies shop and individual training, including minimum technical training requirements for staff.
  • Maintains certifications, registration and licensure required to perform all functions of this position.
  • Schedules regular shop-level meetings and ensures all staff are actively involved in planning and conducting each meeting.
  • Ensure all staff understand chain-of-command as it relates to reporting issues, with the exception of emergency situations.
  • Participates in review of accident reports and leads effort for timely corrective action and in providing feedback to employees.
  • Receives after-hours emergency calls and dispatches staff based on need.
  • Other duties as assigned as appropriate

Minimum Qualifications

Two years of skilled trades work experience in commercial, industrial, multi-unit residential facilities, or utility plant operations, including, at minimum, two of the following: electrical, plumbing, HVAC, or mechanical trades or landscaping
