Job Description


What You Will Do:

Tasks listed below and are not an exhaustive list of all the tasks that may be required for this position.

  • Ensures project is completed on time, within budget and according to plans and specifications.
  • Consult with clients, vendors, or construction personnel as needed to analyze and formulate schedules and resolve issues.
  • Examine all construction documents for appropriate construction details and completeness of information, potential design deficiencies, code violations, and constructability.
  • Maintain written correspondence to document items that may affect project schedule, budget, or product quality.
  • Oversee the document control process for all submittals by gathering, technically reviewing for project specific conformance, processing, and ensuring timely and accurate approvals from the design team.
  • Ensure all revised plans and approved submittals are distributed for coordination to the appropriate subcontractors and field staff.
  • Prepare and monitor all requests for information (RFI's) and maintain RFI Log.
  • Create and maintain all internal and external project logs as necessary.
  • Prepare meeting agendas and meeting minutes for all project meetings.
  • Ensure all insurance requirements have been satisfied and comply with Alliance policies prior to subcontractor mobilizing on the project.
  • Generate document revisions overlays in Bluebeam, distribute revisions to project team, and maintain current Contract Documents in Procore and Bluebeam.
  • Work with the Project Manager and Superintendent to establish project priorities and critical path items.
  • Monitor project material procurement by utilizing a material tracking log to identify long-lead items and obtain necessary approvals for procurement to prevent delays. Follow up and maintain timely material deliveries.
  • Complete weekly status reports for Project Manager and Development Associate.
  • Procure and review proposals for various scopes of work and award Subcontracts accordingly.
  • Prepare all subcontractor agreements and develop trade specific schedule of values.
  • Review contracts for all pertinent information and coordination with subcontractors, design team, development team, and accounts payable.
  • Assist with management of project budgets, schedules, manpower and cash flow.
  • Participate in working drawing process/value engineering.
  • Analyze project requirements to prepare time, cost, materials, and labor estimates.
  • Verify accurate financial forecasting for preconstruction projects.
  • Collaboratively manage the change management process by reviewing, negotiating, and executing subcontractor change orders.
  • Generate monthly schedule and job cost update reports.
  • Monitor safety and quality assurance programs on assigned project.
  • Notify appropriate trade/supplier of deficiencies in coordination with Superintendent.
  • Coordinate warranty program for completed project.
  • Assist the Project Manager in all other duties regarding projects from the conceptual stage to the project close-out.
  • Make recommendations and modifications regarding project performance, business needs, etc.
  • Ability to have flexibility with working schedule based on business and deadline needs.
  • All other tasks assigned or directed.

What You'll Need to Succeed:

  • A high school diploma or equivalent; a bachelors degree is preferred.
  • 3 years of experience in engineering, architecture, construction management or similar discipline.
  • Prior experience in the multifamily construction industry is preferred.
  • Proficient in Word, Excel, Outlook, Project, Adobe, Timberline and other software's.
  • Advanced ProCore knowledge.
  • Working knowledge of MS Project, P6, or similar scheduling software.
  • Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates.
  • Ability to work independently with minimal supervision.
  • Ability to use a 10-key calculator by touch.
  • Exceptional data entry, communication, and organization skills.
  • Detail-oriented with strong organizational skills.
  • Strong interpersonal and communication skills with the ability to interact and relate effectively, productively, and positively with other associates.
  • Must be able to safely navigate a construction project site including walking on uneven surfaces, climbing stairs, and climbing ladders.
  • Must be able to travel locally to project sites as needed.
  • Work in excess of 40 hours per week is likely.
  • Consistent, regular and in person attendance during regular working hours at the workplace is required.
