Project Manager, Design & Construction FLSA Status: Exempt, Salaried Location: New York, NY Worksite Status: Hybrid Were Beam Living, a multi-family residential property management company that elevates, oversees, and supports communities throughout New York City. So, heres what you can expect: As a Project Manager on the Design & Construction team, youll do help build and create and reshape communities to attract the resident of the future. What you will do:
  • Work with a team that oversees the full life cycle of multiple projects throughout our vast portfolio which includes the inception of the concept to the final turnover to our Operations team
  • Build things. Make the physical parts of living in our communities better, stronger, more beautiful.
  • Create scopes with the ability to transfer the design vision to biddable documents
  • Inspect in-progress of work, assuring schedule is on-track.
  • Review and manage general contractor status, invoices, and information updates via project tracking and accounting software.
  • Track field conditions with punch-list software.
  • Assure site-safety and field conditions are met as per contracted scope of work.
  • Manage architectural consultants to ensure that permit drawings accurately reflect the scope of work.
  • Communicate with foremen and general contractor field supervisors to manage quality in the field.
  • Update unit statuses in MRI and communicate any delays or advancements with necessary parties as needed.
  • Deliver projects in a timely manner within residential constraints.
  • Assure noise maps and tenant notices are distributed and up-to-date.
  • Assure that all required permits are obtained, accurate and up to date.
  • Sign off work as per contracted scope of work and filed drawings.
  • Update unit profiles and track completion dates in MRI and Asana
  • Updating construction costs
  • Revising documents and unit profiles as per any changes in the field
  • Reviewing RFIs as needed
  • Oversee quality control for all construction projects across our various communities.
What you should have:
  • Ability to manage and navigate relationships with consultants, Contractors and Vendors
  • The technical experience to be able to lead teams, internal and external, and earn their trust and respect for your competence.
  • Solid understanding (5-10 years) of construction. A proven track record of delivering projects, and results, is required. Doing any, or all of that, in a multi-family environment would be good too.
  • New York-based construction experience preferred.
  • The drive and self-motivation to advance a project and or issue to the next milestone as quickly and efficiently as possible.
  • Experience with Procore a plus.
  • The ability to connect with others to keep the team aligned and focused.
  • An analytical ability to collect and use information to solve complex problems.
  • The discipline and willingness to do what needs to be done.
  • A love for doing what others wont and solving difficult problems.
  • A desire to grow and take on ever increasing responsibility.
  • Excellent problem-solving abilities and attention to detail
  • Strong communication and interpersonal skills
  • Ability to adapt to new technologies and learn quickly in a fast-paced environment
  • Doing any, or all of that, in a multi-family environment would be good too.

Base Salary: $100,000 - $115,000 Exact compensation may vary based on skills, experience & location.
