POSITION PURPOSE
TheSecurity and Facility Foremanis responsible for ensuring that everything goes smoothly at a construction site and overseeing the quality of the site. Point of contact between vendors and HFCU Management team. Maintain and inspecting open property, buildings, equipment, utilities, furnishings, and grounds. Assumes direct responsibility for maintenance of assigned areas, vendors and security. Performs preventative maintenance, makes repairs, supervises, directs, and assists outside service personnel and vendors. Reports major repair and maintenance needs to the Director of Security and Facility.
SALARY$31.52 to $39.40 per hour pending on experience
ESSENTIAL FUNCTIONS AND BASIC DUTIES
+ Assumes responsibility for the effective performance of assigned facility and security functions.
+ Completes operational checks of equipment and/or systems to maintain proper heat, cooling, power, water, plumbing, etc. at all times.
+ Assists outside service representatives in checking, maintaining, and repairing building equipment.
+ Changes and Maintains door locks as needed.
+ Performs building and furniture modifications or repairs involving carpentry, painting, wiring, and overhauling.
+ Provides assistance and direction on outside service and repair work.
+ Follows up on work reviews and ensures that outside services are efficiently completed.
+ Checks landscaping needs and sprinkling system needs as necessary.
+ Maintains grounds, parking lots, and driveways.
+ Provides emergency, 24-hour on-call service as needed after business hours.
+ Completes assigned maintenance functions in accordance with established policies and procedures and ADA and OSHA regulations.
+ Performs blueprint and schematic reading and measuring
+ Excellent organizational and leadership skills
+ Review and record camera footage as needed
+ Contact security vendor and place service calls as needed
+ Assumes responsibility for maintaining related maintenance records.
+ Tracks and records preventative maintenance procedures.
+ Completes work orders and files paperwork appropriately.
+ Documents scheduled cleaning of systems, equipment, buildings, and grounds.
+ Updates Maintenance spreadsheet as needed with new locations, equipment and repair needs.
+ Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with Company personnel, management, vendors, and service providers.
+ Assists Company personnel as needed.
+ Ensure manpower and resources are adequate.
+ Acts as a go-between for vendors and management.
+ Keeps management informed of area activities and any significant problems or maintenance concerns.
+ Attends and participates in meetings as required. Completes required records and reports.
+ Assists vendors and service providers as needed.
+ Overcomes difficult situations on job sites
+ Obtains quotes for projects, repairs and budget items as needed and provides to Director.
+ Assumes responsibility for related duties as required or assigned.
+ Performs miscellaneous and specially requested tasks.
+ Orders all materials needed for minor construction projects
+ Performs routine check of all facilities lighting and replaces bulbs as needed.
+ Electrical work as needed.
+ Reports progress to Director
+ Liaison between construction worker and Director.
+ Completes assigned training.
PERFORMANCE MEASUREMENTS
Buildings and equipment are clean, in good repair, and well maintained. Preventative maintenance and repairs are effectively performed in accordance with established standards and procedures. Maintenance needs and problems are promptly identified and resolved or reported. Maintenance functions are well coordinated with individual department operations. Assistance is provided as needed. Management is appropriately informed of area activities. Outside service personnel are optimally utilized and assisted as needed. Excellent communication skills
Requirements
EDUCATION/CERTIFICATION:High school graduate or equivalent. Drivers License.
REQUIRED KNOWLEDGE:Knowledge of janitorial equipment and maintenance procedures. Basic understanding of blueprints and the operation of electrical, mechanical, heating, cooling, and plumbing equipment. This position requires that the employee gain a working knowledge of Bank Secrecy Act (BSA) requirements and how they will affect their work. The employee will comply with all requirements of the BSA and cooperate with the designated BSA Officer in assuring compliance.
EXPERIENCE REQUIRED:Previous maintenance experience.
SKILLS/ABILITIES:Good mechanical and problem-solving abilities. Well organized and able to work well independently. Able to coordinate well with others and professionally assist others as needed. Attentive to detail. Deep knowledge of the construction industry and processes. Able to operate drills, electrical tools, meters, timers, hand tools, and all related machinery.
