Department: Facilities Maintenance Department's Website: Summary of Job Duties: Position Summary: May perform work in one or more of the following skilled trades: HVAC mechanical (Heating, Ventilation, and Air Conditioning), plumbing, electrical, carpentry, and painting. Regular and reliable attendance is essential to the job. This position is governed by state and federal laws and agency policy. The position reports to the Maintenance Supervisor Qualifications: Required Education and/or Work Experience: Minimum qualifications include high school diploma or equivalent; three years of experience in general maintenance activities; general carpentry experience is a plus; stable work history; and valid driver's license. Other job related education, experience, or licensure may be substituted for part of the basic requirements. Electrical or HVAC experience is a plus. Essential Duties and Responsibilities: The following is a list of typical functions: 5% May assemble, install, repair, and maintain pipes, fixtures, and other plumbing equipment used for water distribution and waste water disposal in residential, commercial and industrial buildings in compliance with code regulations. 50% May perform general carpentry using hand and power tools to repair and build structures using necessary materials, such as; wood, sheetrock, roofing, painting, and glass installation. 25% May assist other skilled tradesman to complete projects that require multiple departments to work together. Maintains inventory on tools and parts specific to assigned trade. 5% May perform installations and repairs to electrical wiring, lighting, ballasts, switches, outlets, breakers, and other miscellaneous equipment. 1% May install, maintain, repair and overhaul air conditioning systems. 14% Performs other duties as assigned. Responsible for maintaining a positive work atmosphere by acting and communicating in a manner to foster teamwork. Knowledge, Skills, and Abilities: To perform the job successfully, the following competencies are required for the essential functions of this position: Knowledge of the methods, practices, and safety precautions in one or more of the skilled trades. Knowledge of the accepted practices, processes, materials, and tools of the various skilled trades. Basic knowledge of the laws and safety regulatons relating to one or more of the skilled trades. Ability to provide mathematical and analytical skills necessary to do material estimates for one or more of the skilled trades. Ability to understand verbal and written instructions. Ability to maintain inventory on needed parts and tools for one or more of the skilled trades. Ability to work on ladders, in man lifts, and willing to work from heights as required. Ability to work independently without close supervision. Ability to follow instructions and perform repetitive manual work. Additional Information: Working Relationships: Frequent contact with supervisors, peers, staff, and faculty, and outside contractors. List Employees Supervised: None Special Job Dimensions: Must be able to lift a minimum of 50 pounds on a frequent basis, and able to bend, stoop, and stand during shifts of eight hours or more. Other physical activities associated with this position: balancing, crouching, driving, and feeling, manipulate items with fingers, including keyboard, grasping, hearing, kneeling, lifting, pulling, pushing, reaching, repetitive motion, standing, stooping and walking. Occasional overtime will be required, including evening and weekend assignments. There will be some exposure to inclement weather. On-call duty will be required. Overtime required for special events.
