- Assist in the efficient, effective, and successful Operations of all base building equipment and systems, such as heating-cooling central HVAC equipment Hydronic systems, including HVAC pumps, Domestic Cold and Hot water, sanitary, and circulating pumps, various air-handling systems, etc.
- Assist base building and outsourced contractors in the completion of required tasks. Obtain estimates and quotations for proposed work in the building as required
- Perform daily operational tasks, such as daily checks, preventive maintenance, monitor the BMS and controls, respond to work orders and ad hoc requests, water treatment and critical system testing, including regular fire alarm and emergency power systems and other JHA’s required testing
- Actively participate in energy management practices for all mechanical, electrical, and control systems
- Provide tour and inspection reports on an ongoing basis. Support maintenance of and ongoing improvements to WHMIS and environmental health and safety programs
- Strong knowledge sequence of operations for mechanical /electrical systems equipment starts up procedures, and various operational controls strategies
- Good understanding of Buildings fire alarm system, including regular inspections, testing procedures, and Building emergency power and security systems
- Inspecting the building for safety hazards and regulation violations
- Obtain proposals from service providers for various building systems repairs and investigating
- Ensure cleanliness and housekeeping conditions are fully observed to only the highest standard
- Perform scheduled preventative maintenance using the Angus PM system
- Perform demand maintenance and repairs to required fans, pumps, etc.
- Ensure that all Corporate OH&S Policies, Procedures, and Programs are implemented and strictly followed, including Environmental, Sustainability, and Property Management Policies and Procedures
- Good knowledge of maintenance strategies and Original Equipment Manufacturers) (OEM) data sheets and specifications
- Ability to read blueprints, mechanical drawings, and mechanical/electrical single-line diagrams
- Skilled in utilizing heavy-duty power tools and handy light toolbox equipment as well as understanding of basic PPE requirements
- Basic knowledge of minor building repairs includes but not limited to washrooms plumbing and fixtures repair painting and patching, ceiling tiles and carpet flooring repairs Basic knowledge of electrical systems troubleshooting, light bulbs and Ballast repairs, fuses
- Track and schedule work, completing annual compliance testing and inspections.
- Manage tenant work order requests using the Angus TR system while ensuring tenants are satisfied with building operation matters
- Maintain operator logs, checklists, and inspections reports
- Prepare equipment and system surveys as required by management
- 3-5 years of experience in industrial property and commercial buildings management operations
- Strong knowledge of Building HVAC, Plumbing, Electrical, BAS Systems, and Life Safety Systems
- 5th class power engineering license or BES certifications
- Valid driver’s license
- A highly collaborative & team-oriented personality as we all work closely together, and problem solve together
- A hands-on mechanical and electrical professional with strong troubleshooting skills
- Passion for sustainability and energy management
- Strong skill set with respect to devices such as mobile phones and tablets
- Ability to work with Microsoft Excel, Microsoft Word, and Angus
- Previous work experience with working with a variety of central heating and cooling plants that included, Chillers, Boilers, pumps, cooling Towers, valves and hydronic systems
- General maintenance skills, such as drywall, painting, sanding, flooring and carpet repairs, and door repairs considered an asset Flexible to work after hours and weekends schedules and holidays as per demand
