**Job Summary**

Supervises direct reports and performs other functions in support of the

Construction Services Department. Communicates with project stakeholders

to develop and manage the scope, budget, and schedule for small

construction projects using a combination of F&S Crafts & Trades staff

and Contractor Services and Job Order Contracting (JOC) external

contractors. Manages all facets of assigned construction projects,

including estimating, scheduling, communicating, coordinating, and

confirming work of external contractors and F&S Crafts & Trades to

ensure scope is delivered within approved budget and schedule.

**Duties & Responsibilities**

- Manages and enforces applicable University processes and regulations

for both F&S and Departmental coordinated Work delivered through the

Contractor Services portal. Performs risk assessments of proposed

Work to determine resources needed to successfully complete the

work, including but not limited to: Project Coordinator,

Procurement/Receiving, Design Services, Commissioning & Inspection,

etc.

- Performs supervisory duties for direct reports, including assigning

and reviewing project work, time-reporting review, leave approval,

evaluations, discipline, support staffing needs (such as: training,

equipment, vehicles, office supplies, safety training, etc.), and

other duties as needed and as assigned.

- Acts as Construction Services liaison to assigned campus units.

- Monitors project backlogs and metrics (budget and schedule) on

active projects for assigned staff and self. Daily review,

prioritization, and delegation of projects and project delivery

methods, including regularly participating in Work Induction Board.

- Meets with stakeholders/clients to determine the scope of work

requested. Review the site and available documents of the proposed

work to determine project extent, parameters, and constraints. Plans

project work including defining job activities, activity sequences,

craft jurisdictions, scheduling constraints, and tools and materials

needed. Develops project schedule to complete the work. Orders

material and equipment as required. Estimate the cost of the project

and prepare an estimate summary for the client. Selects appropriate

combination of construction resources such as Job Order Contracting,

Contractor Services, and F&S Crafts & Trades to successfully

complete the work. Ensure project budgets and schedules are

achievable and that the best available delivery methods are

utilized.

- Supervises assigned work to ensure compliance with the project

design, codes, and other guidelines, while also ensuring that

project budgets and schedules are met. Review all facets of the

completed project. Generate project reports as requested. Keeps

stakeholders up to date on the project status through completion and

close-out. Reports and files project data and Contractor Services

data in appropriate Network Folders and AiM.

- Collaborate with other F&S units regarding process improvement, work

flow process, and project management.

Continual personal, professional and organizational development

through resources such as: APPA, MAPPA, CITES Training Services,

Center for Training and Professional Development, etc\... Performs

other duties and responsibilities as assigned. Supports the Mission,

Vision, Values and Guiding Principles of Facilities & Services.

Physical Requirements

The incumbent will travel around campus and all over buildings from

basements to penthouses as well as in and out of mechanical places and

tight working spaces. The incumbent must be able to climb ladders and

may have to negotiate close areas, roofs or uneven surfaces. The

successful incumbent needs to be able to maintain a high energy level

while working in what can be moderate to high levels of physical

exertion.

Work Environment

1\. Occasional outdoor work is required and may expose the incumbent to

all weather conditions.

**Minimum Qualifications**

1\. High school diploma or equivalent.

2\. Any combination totaling three (3) years (36 months) from the

following categories:

A. work experience in construction management, building project

management or a closely related field.

B. college course work in construction management, engineering,

architecture, or a closely related discipline, as measured by the

following conversion table or its proportional equivalent:

- 30 semester hours equals one (1) year (12 months)

- Associate Degree (60 semester hours) equals eighteen (18) months

- 90-semester hours equals two (2) years (24 months)

- Bachelor\'s Degree or higher (120 semester hours) equals three (3)

years (36 months)
