Job Description:

Fulfills the mission of Norwich University by overseeing the Facilities Operations MEP Team; with primary administration for all in-house and contracted service repairs related to heating, ventilating, air-conditioning, refrigeration systems, electrical services, fire alarm systems, plumbing, and associated mechanical systems for all campus buildings.

Essential Functions

Supervises Mechanical, Electrical, HVAC, and Plumbing employees.

Manages work orders including any backlog, prioritizes and assigns work, checks work in progress, and performs final inspections.

Coordinates work assignments with Facilities supervisors, to maintain an efficient flow of operations.

Manages diverse technical service projects, with oversight of preventative maintenance for Mechanical, Electrical, Plumbing, Fire Alarm, and HVAC equipment.

Procures equipment and supplies, and coordinates contracted services with vendors.

Ensures that employees perform all duties in a safe and professional manner, while following established departmental practices.

Ensures that Federal, State and local maintenance building codes are followed.

Manages off-hours electrical, mechanical, fire alarm, plumbing, HVAC maintenance repair issues, and schedules associated the on-Call team.

Performs all duties in a safe and professional manner and in accordance with established Norwich University and departmental policies and procedures.

Other Functions

Assesses the performance of direct reports and provides frequent feedback to optimize their performance.

Maintains confidentiality of sensitive or private information.

Communicates with employees, students, and others in a respectful and clear manner.

Serves on University committees, councils, workgroups, or other designated bodies as assigned.

Achieves, maintains proficiency in, and utilizes computers, telephones, and other job-related equipment, including related systems and software.

Speaks, reads, and writes in English.

Communicates by telephone, email, letter, in person, or other means or device.

Performs other tasks as assigned by supervisor.

Requirements:

Bachelor degree, equivalent level of work-trade knowledge and experience, or combination of experience and college coursework.

Knowledge and experience with electrical, fire alarm, plumbing, and mechanical systems operations and maintenance, is required.

Broad-based and developed MEP management experience, with a demonstrated record in directing service and maintenance operations, with knowledge of related methods and equipment,

Practical and hands-on trouble-shooting experience with HVAC equipment including chillers, air handlers, cooling tower, steam distribution, to ensure effective operation of campus HVAC systems.

Proficiency in MS Office, Word, Excel, Point, Teams, and Outlook.

Able to sit, squat, reach, push, pull, and manipulate related equipment; lift 75 pounds; travel outdoors to various parts of the campus

Work some evening or weekend hours, with on-call requirements for after hours.

Travel as needed.

Environmental Conditions

Requires indoor and outdoor work conditions.

Moderate to high level of exposure to noise, dust, fumes, vibrations, and temperature changes.
