**PRIMARY RESPONSIBILITIES:**
- Request and submit Prime Contract documents, bonds, and insurance
certificates to satisfy Prime Contract requirements.
- Prepare appropriate subcontract forms, including all attachments,
flow-down language, and Terms & Conditions in a form consistent with
Company procedures.
- Serve as liaison between internal management and subcontractors
during contract development and negotiation.
- Perform document control and maintain contract files in a manner
that supports accounting and audit purposes throughout construction
and close-out.
- Collaborate with estimators and project managers to define contract
requirements and ensure proper contractual procedures are followed
in the procurement process.
- Assure basic contract terms meet Company standards, seek and obtain
approval of Legal Counsel for any exceptions.
- Monitor subcontract execution progress and provide management of
status reports.
- Notify management (Project Manager and Legal Counsel) of contract
mark-ups.
- Verify that all subcontractors have appropriate insurance coverage
and licensing.
- Ensure that all subcontracts, purchase and service agreements are
accurately executed.
- Follow Company policies with respect to subcontractor insurance
coverage.
- Develop and maintain a database of vetted subcontractors and
vendors.
- Assist Legal Counsel in complying with reporting and disclosure
requirements.
- Additional duties and responsibilities as assigned.
**REQUIREMENTS:**
- 10+ years of prime and subcontract management experience
- Notary Public in the State of Arizona
- Experience working with DOT contracts and local municipalities
preferred
- General knowledge of minority business rules, regulations and
practices
- General knowledge of construction industry preferred
- Attention to detail is critical
- Proficient with Word, Excel, and PowerPoint
- Communication - excellent oral presentation and written skills
- Goal oriented - able to set goals and achieve them
- Organizational ability - able to plan, prioritize, organize and
monitor activities and projects. Able to work well in a group
environment and foster a team approach
- Ability for minimal travel
