A luxury multifamily complex is looking to hire an experienced lead maintenance technician with experience in HVAC heat pump, minor electrical and plumbing repairs as well as handyman miscelaneous items related to apartment make readies and other general repairs.
Job Tasks:
1. Troubleshoot and repair HVAC indoor/outdoor heat pump units. Repairs include: Replacing coils; condensing units; air handlers; capacitors; fan motors; contactors and detect and repair freon leaks.
2. Perform make ready for apartment units following a checkup list. This includes, replacing HVAC filter, light bulbs, toilet flapper and tank valve, faucet aereators, range drip pans, adjust locks and door hinges, window screens.
3. Perform light carpentry repairs such as adjusting cabinet doors and drawers; replacing a countertop; replacing a door, baseboard or closet shelves. Installing new entry locks, peepholes, etc.
4. Perform light plumbing repairs such as fixing PVC pipe leaks, replacing faucets, toilets, water heaters and washer hookups. Unclogging toilets, bathtubs or pipes using an auger.
5. Perform light electrical repairs such as changing the burners to an electrical range, replace a breaker; light fixture, a ceiling fan or an electrical switch or outlet.
6. Perform trash outs of apartment unit contents (left behind by tenant).
7. Maintain the Shop organized and maintain maintenance parts inventory current.
8. Ocassional trips to Home Depot to get parts to complete the apartment repairs.
Requirements:
1. No criminal background or drug addiction problems. Background and Drug Free Test will be performed.
2. Have a reliable vehicle and a current drivers license. A pick up truck is prefered.
3. Have all necesary tools to perform the job described above including: HVAC gages and other related tools.
4. Responsible and reliable person.
5. Be able to work on your own observing a high pace (time management) with minimal supervision.
6. Be able to lift heavy items.
7. Have an HVAC-EPA license and valid drivers license.
We guarantee 40 hours per week in a great work environment.
