Position Summary

The Senior Project Manager (SPM) is responsible for the comprehensive oversight of construction projects, with a particular focus on managing third-party general contractors. This role involves travel to project sites, ensuring that all phases of the project are completed on time, within budget, and to the highest standards. The SPM will leverage their construction and real estate development experience to drive project success and maintain strong relationships with internal and external stakeholders.

  1. Project Planning and Execution
    1. Develop detailed project plans including scope, schedule, budget, and resource allocation.
    2. Co-Lead preconstruction planning, including constructability reviews, risk assessments, and procurement strategies.
    3. Lead the GMP contract compilation and negotiation process
    4. Oversee day-to-day project operations to ensure alignment with goals and milestones.
    5. Team Leadership and Coordination
      1. Foster collaboration among internal departments, consultants, and field personnel.
      2. Conduct regular project meetings and ensure clear communication of expectations and responsibilities.
      3. Collaborate closely with design teams to ensure project plans align with architectural and engineering specifications.
      4. Work with general contractors to coordinate construction activities and ensure adherence to project timelines and budgets.
      5. Engage with the authorities having jurisdiction (AHJ) to ensure the timely receipt of all necessary permits and compliance with safety regulations, building codes, and quality standards.
      6. Budget and Cost Management
        1. Develop and implement a detailed overall project budget in partnership with the developer, general contractor, and lead project accountant.
        2. Manage project budgets, monitor expenditures, and control costs.
        3. Review and approve invoices, change orders, and payment applications.
        4. Review monthly pay applications and other invoices to ensure accuracy and compliance with project budgets.
        5. Provide accurate financial reporting and forecasting to senior management monthly through the Monthly Project Report.
        6. Schedule Management
          1. Develop and maintain project schedules in partnership with the General Contractor.
          2. Monitor progress and implement corrective actions to address delays or disruptions.
          3. Coordinate with stakeholders to ensure timely delivery of materials and services.
          4. Third-Party General Contractor Oversight
            1. Evaluate and select third-party general contractors based on qualifications, bids, and scopes of work.
            2. Monitor contractor performance to ensure adherence to contract terms, safety standards, and quality expectations.
            3. Manage contractor communications, change orders, and dispute resolution in coordination with project leadership.
            4. Maintain accurate records of contractor documentation, including insurance certificates, lien waivers, and compliance reports.
            5. Change Order Review and Management
              1. Review and manage change orders to ensure they align with project scope, budget, and schedule.
              2. Collaborate with project teams and contractors to assess the impact of change orders.
              3. Obtain necessary approvals for change orders from clients and stakeholders.
              4. Ensure accurate documentation and tracking of all change orders.
              5. Communicate changes to all relevant parties and ensure that adjustments are made to project plans and schedules as needed.
              6. Quality Assurance and Compliance
                1. Ensure all work complies with contract documents, specifications, codes, and safety regulations.
                2. Oversee quality control processes, inspections, and testing.
                3. Maintain documentation for audits, permits, and regulatory compliance.
                4. Client and Stakeholder Relations
                  1. Serve as the primary liaison with clients, consultants, and regulatory agencies.
                  2. Manage client expectations and ensure satisfaction throughout the project lifecycle.
                  3. Prepare and deliver project updates, reports, and presentations.
                  4. Project Closeout
                    1. Oversee project closeout activities, including punch lists, final inspections, and turnover documentation.
                    2. Ensure completion of as-built drawings, warranties, and O&M manuals.
                    3. Conduct post-project evaluations and lessons-learned sessions.
                    4. Qualifications:
                      • Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field. A Master's degree or MBA is a plus.
                      • Experience: 10+ years of progressive experience in construction project management, with a strong emphasis on real estate development.
                      • Technical Skills: Proficiency in project management software such as Procore, Microsoft Project, Bluebeam, and Microsoft Office Suite.
                      • Certifications: OSHA 30-Hour Certification, PMP, CCM, or LEED AP preferred.
                      • Soft Skills: Strong leadership, negotiation, and decision-making skills; excellent communication and interpersonal skills.
                      • Travel: Travel up to 50% of the time. Travel based on project needs.
