The Project Manager, Design and Construction is responsible for assisting the Director of Design and Construction in management of the Universitys architectural services along with managing its construction projects (both outsourced and self-performed), including the project budget and schedule, so that the University receives the best value for its investment in the time allotted. RESPONSIBILITIES:
- Assists the Director of Design and Construction in the management of architectural services for the University. Tasks include:
- Designing and creating construction documents, as directed by the Director of Design and Construction, along with overseeing similar work performed by other team-members.
- Responsible for the management of all digital files at the completion of projects and collecting/organizing As-Built documents from consultants along with the supporting printed documents.
- Manages outsourced construction projects for the University so that the University receives the best value for its investment in the time allotted. Specific duties include:
- Performs constructability reviews of the plans and specifications for all projects prepared by outside consultants throughout documentation and facilitates reviews with the supervisors of the various University Facilities shops.
- Coordinates project reviews and inspections by testing agencies.
- Interacts with code officials to ensure a good working relationship between the City of Richmond, Henrico County, the University, and the contractors.
- Evaluates changes to the scopes of work and requests for payment.
- Reviews shop drawing and submittals of materials, to ensure compliance with university aesthetics.
- Prepares punch lists and manages the contract closeout and commissioning of completed projects by obtaining thorough As-built drawings, operations manuals and appropriate warranties.
- Coordinates construction activities to minimize disruptions to university activities and arranges for move-in activities including telecommunications.
- Creates and manages project budgets and schedules, working with contractors and subcontractors to ensure that projects are completed on time and within the parameters of the budget.
- Represents the University at regular Owner Architect Contractor (OAC) project meetings
- When the University acts as its own general contractor, the Project Manager Design and Construction performs the same duties listed above along with the following tasks:
- Developing scopes of work.
- Bidding the work to the appropriate trades and creating project estimates.
- Managing/overseeing each subcontract including scheduling work, evaluating change order requests, and requests for payment.
- Assists University Facilities shops as appropriate and participates in the following University Facilitys programs: Facilities Inspection Team .
- All Facilities employees will exercise behavior in accordance with university policies as well as with the Facilities Mission and statement of Core Values.
- Ability to read construction documents and specifications.
- Ability to draft using AutoCAD (knowledge of Revit is a bonus).
- High level of motivation and ability to work independently and organize ones daily work so that multiple projects are prioritized and effectively managed.
- Outstanding analytical, interpersonal, organizational and communication skills.
- Competency in using Microsoft Office including Excel and Project.
- Ability to create and manage project budgets and schedules.
- Ability to manage financial resources in the best interest of the University.
- Ability to effectively organize and manage contractors.
- Proficiency in digital file management, archival and retrieval systems.
- Required: Must have a valid Driver's License and be able to produce a driving record with a minimum of 3 years of driving history in good standing
- Bachelors degree in architecture, engineering, construction management, or related field.
- Four or more years of experience working for an architecture or construction company assisting in the management of project design and/or construction. Experience working at an institution of higher education preferred but not required.
- Full-time, exempt position
- Monday Friday, 8:30 a.m. - 5:00 p.m.; 7.75 hrs./day; 38.75 hrs./week
- All Facilities employees are designated as essential personnel and are subject to work outside the normal work schedule on an emergency basis and are subject to planned overtime work as required by the immediate supervisor.
