The Maintenance Mechanic is responsible for all mechanical, electrical, plumbing, carpentry, HVAC, and painting maintenance. DESCRIPTION OF ESSENTIAL DUTIES: a. Obtains general instructions from Assistant Facilities Superintendent and proceeds with work assignments under minimal or no supervision. Proceeds with daily duties in absence of the Assistant Facilities Superintendent. b. Daily readings and maintaining equipment related to the Building Automation System (BAS) and reports deficiencies. c. Responsible for performing work within established written and practiced operating procedures; provides feedback to the Assistant Facilities Superintendent. d. Responsible for routine and scheduled preventative maintenance assignments that include but are not limited to the following: boilers, chiller, air handling equipment, pumps, fans, motors, lighting, furniture repairs, plumbing, etc. e. Responsible for HVAC, plumbing, electrical, and mechanical repairs of equipment as needed. f. Maintains and installs electrical systems using 120 to 227 circuits. g. Keeps close watch on mechanical equipment in all areas of the shift and makes repairs as required. h. Performs miscellaneous building maintenance assignments on the interior and exterior of buildings as directed. i. Completes written logs regarding maintenance and repair for all areas of work. j. Maintains, safeguards, and keeps a neat and orderly college owned tools, stockroom, and work area. k. Prepares written reports regarding any unusual sights or happenings observed during the shift which may affect the safety of people, buildings, and/or their contents. l. Responsible for following all federal, state, local, and departmental safety regulations. m. Assist with snow removal and grounds as needed. n. Attends required trainings as needed. o. Maintains satisfactory Motor Vehicle Record.

Responsible for complete understanding of the operation of the Building Automation System (BAS) and interprets logs and signals into understandable maintenance assignments; maintains and installs new controllers; reprograms, troubleshoots and diagnoses problems within the system; responsible for day-to-day maintenance of the server; orders, stocks, and replaces any necessary component(s). b. Follows and enforces procedures for the protection of College property and employees. c. Performs other duties as assigned.

Completion of courses in electrical or mechanical technology, community college and/or trade school background preferred. b. Building maintenance or trade experience is required with a minimum of three (3) years experience required. c. Must be completely dependable and neat in personal appearance and have the ability and willingness to follow instructions. d. Must be alert at all times and able to react calmly in an emergency. e. Mechanical background and interest are essential. f. Must be able to communicate well with people from all walks of life. g. Skilled in the use of tools and equipment is mandatory. h. Hands-on background in plumbing, mechanical, carpentry, HVAC, and electrical work. i. Valid drivers license required.
