Overview

The Project Manager/Estimator is responsible for providing specialized knowledge and expertise in the design, engineering, fabrication, and/or construction of pre-engineered metal buildings tailored for self-storage facilities. This role ensures that projects are developed and executed efficiently, meet client specifications, adhere to relevant building codes and industry standards, and maximize the operational success of the self-storage facility.

Responsibilities

  • Collaborate with clients, architects, and internal teams to understand project requirements and translate them into efficient and functional metal building designs for self-storage.
  • Provide expert guidance on optimal unit mixes, traffic flow, accessibility, and security features within self-storage layouts.
  • Advise on structural considerations, material selection (e.g., steel framing, wall panels, roofing), and insulation packages for various self-storage types (single-story, multi-story, boat/RV storage, climate-controlled).
  • Review and verify architectural, structural, and erection drawings for accuracy and compliance with project scope and industry best practices.
  • Assist in preparing and revising drawings and bills of materials based on project changes or client feedback.
  • Possess in-depth knowledge of pre-engineered metal building systems and their application in self-storage construction.
  • Ensure designs and construction plans adhere to local, state, and national building codes, zoning regulations, fire safety regulations, and environmental standards.
  • Stay updated on industry trends, new technologies, and material advancements relevant to self-storage metal buildings.
  • Assist in resolving technical issues, shop calls from manufacturing, or field issues that may arise during construction.
  • Coordinate with project managers, sales teams, manufacturing, and construction crews to ensure seamless project execution from conception to completion.
  • Assist with material pre-releases and coordinate with purchasing teams.
  • Monitor project progress, identify potential issues or defects, and coordinate corrections.
  • Provide input on construction schedules and resource allocation.
  • Perform quality checks on designs, materials, and potentially on-site construction to ensure adherence to quality standards and specifications.
  • Identify and address any potential deviations or non-conformities.
  • Communicate clearly and effectively with clients, answering technical questions and addressing concerns related to the metal building components.
  • Provide expert advice and educational resources to guide clients through the development process.
  • Assist in preparing cost estimates and bids for metal building components in self-storage projects.
  • Other duties as assigned.

Qualifications

JOB SPECIFICATIONS:

  • Bachelor's degree in Architecture, Civil Engineering, Construction Management, or a related field preferred. Relevant certifications or extensive experience may substitute for a degree.
  • 5+ years of experience in the self-storage or pre-engineered metal building industry, with a focus on design, engineering, or construction.
  • Proven experience working with self-storage specific building systems.
  • Proficiency in CAD software (e.g., AutoCAD, Revit) is essential.
  • Strong knowledge of structural steel design and fabrication principles.
  • Familiarity with various self-storage design options (e.g., single-slope, gable roof, multi-story, interior hallways, specialized units).
  • Understanding of building codes, permitting processes, and regulatory compliance.
  • Proficiency in Microsoft Office Suite (Word, Excel, Project).
  • Exceptional attention to detail and problem-solving abilities.
  • Strong analytical and spatial thinking skills.
  • Excellent written and verbal communication skills, with the ability to explain complex technical concepts clearly.
  • Ability to work independently and collaboratively in a team environment.
  • Strong organizational and time management skills, with the ability to prioritize tasks and meet deadlines.
  • Proactive and results-oriented mindset.
