We are seeking a Project Manager to lead our construction teams through all phases of high-end residential and commercial projects, ensuring they are delivered on time, within budget, and aligned with client expectations and our core values.

Location

Our main office is in Bozeman, Montana. We have projects throughout the state from Whitefish to Big Timber. Some travel is required for site visits and client meetings.

Essential Functions

Preconstruction

  • Create and distribute project proposals to clients, including accurate takeoffs.
  • Develop initial schedules and review with the Superintendent prior to job start.
  • Lead internal bid reviews with Superintendent before client presentation.
  • Establish general requirements budgets and collaborate with Superintendent during estimating.
  • Ensure architect narratives and project-specific details are captured in estimates.
  • Understand owner and subcontractor contract details.
  • Identify required permits and delegate procurement to appropriate parties.

Construction Management

  • Lead pre-planning efforts to ensure all project aspects are addressed before mobilization.
  • Conduct strategic buyouts as plans are finalized.
  • Review and approve shop drawings in collaboration with Superintendent.
  • Travel to job sites, meetings, and client locations as necessary.
  • Lead weekly team meetings on project status, schedule, and budget.
  • Communicate weekly with field teams regarding budget, scheduling, and manpower.
  • Act as the primary problem solver for project-related issues in coordination with field teams.
  • Coordinate walkthroughs with owners and owner representatives.

Financial Management

  • Manage project budgets including construction costs, change orders, and financial projections.
  • Provide clients with monthly budget updates and change order documentation.
  • Review, negotiate, and manage subcontractor and material contracts.
  • Final review of invoices, job costs, T&M reports, and payment applications per SOPs.

Communication & Coordination

  • Manage, schedule, and lead OAC (Owner-Architect-Contractor) meetings throughout the project.
  • Review weekly updates with Project Owners and collaborate with Field Engineer or Project Engineer.
  • Foster positive, long-term relationships with clients, architects, designers, and representatives.
  • Maintain a 'Lessons Learned' log and share findings with the team.

Project Closeout

  • Ensure timely completion of closeout activities and proper project archiving per company procedure.
  • Clearly communicate pre-punch and punch list processes to stakeholders.
  • Initiate client handoff with Service Department for warranty and additional scope discussions.
  • Ensure customer satisfaction and promote loyalty for future business.

Technology & Required Certifications

  • Sage 100 Contractor
  • AutoDesk
  • Bluebeam
  • Microsoft Project
  • Microsoft Office Suite (Excel, Word, Outlook)
  • Proficient with Blueprint Reading
  • Knowledge of Building Codes
  • OSHA 10 Certified

Requirements & Skills

  • Bachelor's degree in Construction Management or related field; or minimum 5 years of vertical construction project management experience.
  • Proven leadership and team coordination experience.
  • Excellent verbal and written communication skills.
  • Strong time management, organization, and problem-solving abilities.
