On a team under the general direction of a Service Manager, the Maintenance Mechanic performs routine maintenance on heating, ventilating, air-conditioning, plumbing, kitchen equipment and other mechanical/electrical components as appropriate.

Duties and Responsibilities
1. Inspect various components of mechanical systems and controls to assure optimum efficiency and performance. Perform repairs on systems, components and equipment as needed. Perform preventive maintenance on a routine and/or as needed basis.
2. Provide startup, shutdown and operational service for heating and cooling equipment as directed. Maintain operational logs of such equipment. Maintain associated system components in top operating condition.
3. Calibrate system controls and thermostats.
4. Maintain kitchen equipment, such as but not limited to, ovens, ranges, steamers, dish washers, ice machines, and refrigeration equipment.
5. Perform pre-test inspection and operational tests of emergency generators, and automatic transfer switches.
6. Inspect and test various life/safety systems, emergency lighting, and exit lighting and record inspection results.
7. Make rounds in buildings to monitor and maintain operation of critical equipment and systems, correcting problems and logging operating information such as temperatures, pressures and hours of operation in logs and work management software systems.
8. Respond to emergency requests regarding HVAC and life/safety systems.
9. Where directed, perform minor plumbing repairs and minor electrical repairs such as relamping, replacing ballasts, light switches and receptacles.
10. Maintain, test and service smoke alarms and maintain complete records for each unit.
11. Read utility meters on a monthly basis. Keep accurate records of readings. Communicate meter reading information as directed.
12. Keep equipment, tools and mechanical areas clean and orderly.
13. Maintain detailed records on paper and in computerized maintenance management software of maintenance activities and repairs made to equipment and systems to include hours worked, materials used, equipment condition, etc.
14. Work a scheduled rotation with other mechanics to cover multiple shifts, weekends, and Holidays.
15. In the course of performing work, adheres to all safety procedures including lock-out/tag-out procedures, MSDS safety warnings, required personal protection equipment, and OSHA requirements. Advises supervisor of any unsafe work conditions encountered and/or conditions found in equipment that could pose hazards to others.
Required Knowledge, Skills and Abilities
A high school diploma is required.
Three years experience in building equipment maintenance is required.
Advanced principles of preventive maintenance, to include but not limited to: cooling towers, water lines, steam lines, pneumatics, fluid uses and levels, belts, tensioners, filters, and shaft alignment
Heating, ventilation and air conditioning equipment and operation, including but not limited to, boilers, steam generators, steam traps, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, actuators, etc.
Advanced understanding of mechanical, electrical and plumbing systems operational principles, control strategies, and principles and theory of operations for each.
Advanced maintenance and operations of swimming pool filtration equipment, systems and chemical treatment
Cooling and heating water treatment testing and equipment, maintenance, operations and adjustment
Common federal, state and local codes and regulations pertaining to preventive maintenance of systems and equipment
Occupational hazards and safety precautions of the trades
A working knowledge of control systems strategies and layouts.
Understand and follow safety procedures such as lock-out tag-out fall protection and use of personal protective equipment.
Perform maintenance and repairs to mechanical, electrical and plumbing systems and building components
Determine, procure and install parts and materials typically replaced in preventive maintenance activities
Read and understand work orders, preventive maintenance tasks, check lists, equipment operations and maintenance manuals, specifications, material safety data sheets, equipment prints and diagrams, sketches, floor plans, and controls sequences of operations,
Calibrate and maintain and install controls, including pneumatic controls.
Analyze water chemical test results and adjust water treatment regimen accordingly
Operate computer programs used in tracking and executing preventive maintenance work and programs. Offer suggestions for improvements to work control automation strategies to increase the effectiveness and efficiency of the preventive maintenance program in the field.
Must possess a valid driver's license with a satisfactory driving record.
Must be able to work at heights using Ladders and aerial work platforms such as boom lifts (60' max) Scissor lifts, and telescoping lifts.
Must be able to pass a standard half face mask respirator Fit-Test, and work for extended periods in the associated environment/working conditions for internal fan plenum and coil cleaning
Preferred Knowledge, Skills and Abilities
Participation in technical training courses involving HVAC is desirable.
