Building Engineer**
**Job Description**
As a Building Engineer, you will be responsible for maintaining and repairing building systems, with a focus on HVAC, electrical, plumbing, lighting, and life safety systems. You will perform preventative maintenance and troubleshoot systems to ensure all work meets safety codes. Reporting to the Chief, you will document modifications and repairs in the CMMS and operate HVAC systems, adjusting building automation systems as needed.
**Responsibilities**
+ Perform preventative maintenance, troubleshoot, and repair building systems including plumbing, mechanical, HVAC, and electrical.
+ Ensure all work performed complies with safety codes.
+ Report modifications and repairs into the CMMS for review.
+ Operate and adjust HVAC systems and building automation systems (BAS, EMS, ATC).
+ Monitor subcontractors' responsibilities in maintenance or repairs and conduct quality control.
+ Be available for 24-hour on-call duty, including evenings, weekends, and holidays, and respond to emergencies.
**Essential Skills**
+ Commercial building experience, including high-rise maintenance.
+ Proficient in HVAC, plumbing, electrical systems, troubleshooting, and preventive maintenance.
+ Journeyman level experience with at least five years in HVAC, plumbing, electrical, or mechanical.
+ Basic PC skills and ability to learn company-specific software.
+ Proficiency in automated work order systems preferred.
+ Ability to read trade-related electrical, mechanical, and plumbing drawings and wiring schematics.
+ Valid drivers license and ability to operate a motor vehicle.
+ Proficient knowledge and troubleshooting capability of all types of commercial building systems.
+ Good verbal and written communication skills.
+ Strong organizational and interpersonal skills.
+ Knowledge of energy management systems and building VAV systems.
+ CFC Universal certification required.
**Additional Skills & Qualifications**
+ Ability to adapt to new or changing software programs.
+ Experience in environments with minimal subcontractor usage.
+ May be required to carry and maintain appropriate government credentials.
