Definition: Under general direction, administers, coordinates, implements and supervises the planning and scheduling of assigned staff and other activities, which support operational objectives related to construction projects and/or the maintenance of Housing Developments and programs.
Characteristics of the Class: The Field Superintendents responsibility includes the overall day-to-day supervision of coordinating maintenance crew activities with the needs of the Housing Developments, and/or field related construction activities for one or a small number of locally grouped or scattered multi-residential, light commercial, and unit construction projects. Responsibilities include, but are not limited to: directing craft personnel and subcontractors; overseeing fleet maintenance operations and staff; scheduling and sequencing the day-to-day operations of work; interfacing with the client (internal or external) to insure satisfaction; overseeing individual projects to assure compliance with the scope and quality of projects as established; overseeing the completion of work orders; enforcement of site cleanliness, safety, health, and substance abuse programs; pro-actively anticipating and solving problems that could delay project completion; managing the permit and inspection process, physically inspecting projects to monitor progress and compliance with project standards; maintaining QC/QA files and updating as-built or other drawings; attending regularly scheduled progress meetings; performing other related duties as required.
- Ensures that all projects are performed in accordance with contractual and quality standards.
- Schedules and directs the day-to-day operations of work and taking necessary action to assure that the project objectives of cleanliness, safety, price, schedule, quality and process are met.
- Ensuring work orders are completed in a timely manner.
- Determines and monitors stock inventory levels which pertain to the job or project.
- Supervision of fleet maintenance operations and staff.
- Creates and maintains a culture that complies with safety, health, and cleanliness standards, including wearing applicable safety equipment applicable for lifting, etc.
- Conducts and/or attends pre-construction, progress, and other project and staff meetings.
- Arranges building inspections from the City Building Department and HACLAs Construction Inspection Group.
- Provides cost estimates to Estimator and/or Procurement Coordinator, keeps log, and follows up on purchase orders.
- Participates in training and other forms of continuous improvement initiatives.
- Assigns, coordinates, inspects, and evaluates work by the trades.
- May prepare cost estimates for fire jobs, remodeling, re-conversions, and structural damages.
- Checks personnel time cards to insure proper coding for purposes of cross charging hours worked and material used on jobs.
- Estimates material needs and costs, orders appropriate materials and arranges for delivery.
- Perform other related duties as assigned.
