Job Summary
This is a full-time position with occasional overtime as required. Under general supervision of Director of Physical Plant and according to accepted practice and standards, performs skilled tasks with HVAC to provide the University of Olivet with safe and reliable structures, systems, and equipment consistent with specifications in local, state and federal code. Will be required to assist in other capacities due to variations in work load and staffing. May participate in snow removal, electrical, carpentry or pool operation. This job description is not all inclusive as other tasks or responsibilities may be assigned.
Responsibilities/Primary Accountabilities
- Installs, tests, inspects, calibrates, adjusts, repairs, replaces and maintains heating systems and equipment including such components as pumps, motors, fans, valves, meters, gauges, switches, piping, water chillers, air conditioning units, thermostats, pneumatic converters, etc. Repairs or replaces components such as thermostats, switches, compressors, fans, and coils using a variety of hand and power tools.
- Estimates material requirements and orders such according to departmental procedures; reads blueprints and specifications; diagnoses problems and determines most efficient work methods. Records time and material utilized on various projects and maintains related records.
- Regularly performs scheduled preventative maintenance procedures; cleans and lubricates equipment and machinery including motors, gear boxes and bearings; changes belts and filters; and completes other preventative maintenance activities on travel vans, cars and maintenance vehicles such as oil changes, tire repairs, checking/filling fluid levels and so forth. Maintains preventative maintenance records and reports any problems.
- Designs, prepares layout and fabricates various parts such as sheet metal duct work, mounting plates, brackets, supports, etc. Welds, brazes and solders connections as required.
- Regularly maintains and logs readings taken from gauges, pumps, valves and meters, repair work performed, materials utilized and required inspection information (i.e., date, reading, etc.). Notifies supervisor of problems or unusual conditions.
- Starts, stops, adjusts and regulates equipment according to procedures, specifications or instructions.
Resource Management
- Requires occasional (8-10% of work time) reading, periodic balancing, frequent (21-50% of work time) climbing, crawling, crouching, kneeling and balancing, (51-80% of work time) bending, kneeling, squatting and setting and continuous (80% or more of work time) standing and walking.
- Requires the lifting and/or pushing and pulling, frequently (21-50% of work time) of objects weighing over 80 pounds, and very frequently (51-80% of work time) of objects weighing 10-20 pounds.
- Requires the carrying occasionally (8-10% of work time) of objects weighing over 50 pounds, periodically (11-20% of work time) of objects weighing 20-30 pounds, frequently (21-50% of work time) of objects weighing 30-50 pounds, and very frequently (51-80% of work time) of objects weighing 10-20 pounds.
- Must be able to see at a near vision acuity level.
- Must be able to hear speech and sounds.
- Requires the use of hands for simple and firm grasping and fine manipulating.
- Must be able to detect odors.
- Must be able to speak.
- Requires very frequent (51-80% of work time) interruptions and changing work priorities. Deals with individuals in crisis.
- Very frequent (21-50% of work time) exposure to dirt, dust, contaminated material and cleaning solutions. Infrequent exposure to cuts from sharp objects. Exposed periodically (11-20% of work time) to marked changes in temperature and humidity. Occasional exposure (5-10% of work time) to vapor, fumes and gases, weather elements, and hazardous chemicals.
Required and Preferred Education and Experience
- EPA 608 Universal Refrigerant Certification
- Must Possess a Mechanical Contractor License from LARA
- 8 years of experience.
- Current licenser may be required for work in specific areas such as plumbing and electric work.
Essential and Preferred Education and Experience
- Ability to read, write and interpret drawings.
- Up to one month of on-the-job training and experience.
- Required to maintain an emotional balance in times of stress and crisis.
