A Brief Overview
The responsibilities of the Maintenance Supervisor for Building Maintenance Technicians include the coordination of workload, inventory, materials management, training, supervision of staff, coordination of outside contractors, project management, and response to customer service needs. This is a working/supervisory position.

What you will do

• Supervises work performed by assigned staff.
• Monitors performance of staff and outside contractors daily for excellent quality and productivity.
• Documents time and materials expended to ensure that work is done in a timely, efficient manner. Investigates/corrects situations of poor performance immediately in accordance with policies and procedures.
• Inspects work daily for conformance with trade standards, project specifications and building codes.
• Takes immediate steps to correct deficiencies.
• Monitors performance for speed, quality, quantity, conformance to local building codes and standard practices.
• Documents performance expeditiously including actions, times, places and dates. Provides timely feedback to staff.
• Performs work of a similar nature as required.
• Demonstrates through own performance the standards of excellence for trade.
• Effectively balances time spent working against supervisory responsibilities.
• Inspects facility continuously; notes maintenance problems; initiates solutions.
• Assigns work daily.
• Clearly communicates project objectives to staff.
• Effectively integrates P.M.s in workload to prevent backlog.
• Distributes workload fairly to staff matching skill with ability.
• Expedites work.
• Monitors progress daily and logs time and materials required to complete work.
• Investigates delays; independently takes appropriate action to resolve problems. Refers unusual or difficult problems to supervisor.
• Maintains effective coordination of activities within group and with other trades as required.
• Assesses/plans workload weekly.
• Meets with other supervisors, project managers and supervisors bi-weekly.
• Meets with customers; assesses needs; clearly communicates project scope and resolution of problems.
• Communicates with staff to disseminate information, discuss issues and seek staff feedback.
• Holds regular staff meetings monthly.
• Distributes written information from other Department staff meetings and provides overview.
• Fosters atmosphere of teamwork in group and with other trades.
• Ensures adequate levels of supplies, materials and tools within group.
• Checks supply/tool inventory weekly.
• Reports losses to supervisor/Security immediately.
• Ensures proper equipment, tool storage, and maintenance of mechanical areas.
• Handles personnel issues effectively and discretely; maintains confidentiality.
• Applies CHOP Policies and Procedures fairly and effectively.
• Regularly checks staff for adherence to arrival, break and departure time.
• Continuously monitors staff attendance, PPL usage and trends.
• Performs confidential annual employee evaluations and employee skill competency evaluations on time.
• Provides confidential monthly performance feedback to the staff and maintains written performance files in a secure and confidential manner.
• Recommends and provides resources to fulfill staff's request for required additional identified through the review. Actively seeks methods to improve staff performance and responsiveness.
• Assists in monitoring expenditures.
• Manages maintenance projects ranging in size and scope to meet CHOP objectives.
• Ensures that projects are completed on or ahead of schedule.
• Ensures that projects are completed on or under budget.
• Ensures that projects meet or exceed established quality, and balance user needs against overall project objectives.
• Provides effective and timely project communications between all parties on a regular basis. Coordinates and performs utility interruptions to limit the impact with users, Hospital and staff.

Education Qualifications

• High School Diploma / GED - Required
• Technical Diploma Building Maintenance or Building Technician - Required

Experience Qualifications

• At least ten (10) years experience as an institutional or industrial building maintenance technician - Required and
• At least three (3) years experience as an institutional or industrial building maintenance technician supervisor - Required and
• Experience working with a building maintenance electrical environment, including high voltage electrical distribution systems (13,200 volts), emergency generator systems, lighting, wiring, automatic transfer systems, and mechanical systems - Required and
• Experience working with building plumbing systems, including sanitary and potable water systems - Required and
• Experience in the use of industrial drain cleaning machines and core drilling machines - Required

Skills and Abilities

• Ability to operate a company vehicle/be insured on a CHOP policy
• Ability to read prints, wiring diagrams, ladder diagrams, and schematic drawings.
• Excellent problem solving and decision making skills.
• Excellent leadership abilities and project management skills.
• Excellent communication/interpersonal skills Ability to track inventory and materials management.
• Computer literacy.
• Knowledge of B.O.C.A. plumbing standards and the City of Philadelphia Plumbing Code.
• Knowledge of the National Electric Code, N.F.P.A. 1993/1996 article 517 health care facilities (Preferred proficiency)

Licenses and Certifications

• Driver's License - Department of Motor Vehicles - upon hire - Required
