POSITION SUMMARY
The Service Supervisor position is responsible for the maintenance and general condition of RedPeak's properties. Key responsibilities include property maintenance, preventative maintenance, maintenance service requests, property safety, and security systems, monitoring the work of outside contractors, grounds work, and assisting with other maintenance tasks when needed.
KEY ACCOUNTABILITIES AND RESPONSIBILITIES
Leadership and Development (20%) - Train team members on expectations for service delivery, and ongoing communication with residents, through hands-on in the moment coaching, communication, and development opportunities. Develop team members through one-on-ones, clear expectations, achievement recognition, and ongoing timely support and feedback.
Supervise the maintenance team and the work of outside contractors.
Work with the office team to address any maintenance-related resident concerns.
Ensure the maintenance team completes daily tasks, such as service requests and repairs in compliance with company standards.
Assist with recruiting and training new staff; along with training the current team.
Prepare staffing and site-specific upkeep schedules.
Ensure maintenance costs remain within the property budget and provide input on expenses for future budgets to Property Manager.
Models professionalism to the team by adhering to the dress code, showing up on time and ready to work for all shifts, and providing advanced notice when an absence is needed.
Completes all required training, meetings, and programs.
Planning and Organization (30%) - Maximize efficiency through effective scheduling, prioritizing, proper problem diagnosis, troubleshooting, and time management. Organize, schedule, and structure day-to-day operations and services ensuring daily progress in preparation for the next day's workload.
Maintain inventory, trace and order parts & materials, and utilize in-house expertise to minimize costs and downtime.
Identifies the most efficient way to handle maintenance requests; effectively manages busy periods with high volumes of requests.
Works consistently and remains engaged throughout the entire work shift.
Assists with daily inspections of community grounds and interior. Immediately address deficiencies to ensure the community is safe, clean, and comfortable for residents, team members, and guests.
Property Quality Control and Operations (20%) - Ensure RedPeak company service standards are being met through responsive delivery, follow-up, resident communication, and professionalism. Manage community preventative management programs to mitigate loss and ensure compliance with local, state, and federal regulations.
Accurately diagnoses and solves problems with cost-effective, long-term solutions.
Performs maintenance work on the property, which may include electrical, HVAC, plumbing, and other related tasks; assists with grounds work when required.
Coordinates and monitors the quality of maintenance work being performed by outside contractors.
Adheres to community on-call rotation requirements for emergency repairs or maintenance issues.
Maintains standards for staff uniforms, dress codes, hygiene, and appearance for property staff.
Safety, Security, and Organization (20%) -
Installs, maintains, and monitors security camera systems; installs property locks, keys, and security access for residents and property staff. Monitors vendor key checkout.
Conducts regular inspections of property including vacant space; reports and addresses suspicious activity or potential security issues.
Keeps accurate, detailed, and timely maintenance records for all activities.
Resident Satisfaction (10%) - Ensure delivery of customer service standards to maximize resident satisfaction by delivering RedPeak standards, including being responsive to resident needs, challenges, and expectations for delivery.
Ensures prompt response to all service requests.
Demonstrates professionalism in all forms of communication, including but not limited to email, phone calls, video calls, and text messaging.
Makes all residents feel important and comfortable during their interactions.
Interacts well with residents from all age groups and cultural backgrounds.
Effectively manages issues/problems, so all residents are satisfied and have a good experience.
SKILLS AND QUALIFICATIONS
Physical Requirements
Able to lift and move sizable weights.
Able to work for long periods of time on feet.
Able to work in confined spaces.
Able to work for long periods outdoors.
Reliable transportation and valid drivers license
Minimum Education and Certifications
High School Diploma or equivalent
Technical degree in a related field or equivalent training/experience.
CPO and EPA section 608 Type 2 (Universal preferred) certification
HVAC, electrical, plumbing, carpentry, and masonry preferred
Minimum of 5 years in multifamily maintenance, construction, or equivalent.
Experience supervising and leading a team; multifamily maintenance experience preferred.
