Summary

The Facilities Operation Supervisor reports to the Facilities Operations Manager and operates and maintains the Building Automation System/Energy Management System, Fire Alarm System pneumatic tube System, HVAC, and all other utility systems. Works actively with all phases of electrical, electronic and emergency power for the physical Plant. Is responsible for daily departmental operations, documentation and budgeting. Provides supervision and assistance to staff in using validated mechanical, technical, physical, communication skills and experience in order to maintain a safe reliable and comfortable health care environment. Supervises the distribution of work to line staff in carrying out the daily corrective and preventative maintenance routines of the department and facilitates the work of various trades to provide for the installation, repair and maintenance of the entire facility equipment and systems and performs the same as required. Participates in the implementation of certain capital projects, performs related duties and tasks as required in both emergency and non-emergency situations. Directly supervises the Energy and Controls and Facilities Operations staff. Facilities Operations Supervisor is responsible for fire safety management and Utilities management standards. Supervises Troubleshooting and installation of data and security systems. Supervisor supports Gratiot Facility.

Responsibilities

(40%)* Supervises departmental staff by directing, planning and coordinating the daily operations.

(20%)* Supervises daily job assignments and job/project status review.

(15%)* Interviews, selects, trains and orients new personnel. Disciplines personnel as appropriate.

(15%)* Establishes work schedules maintaining proper coverage during vacation times, sick times, etc.

(10%)* Orders/reviews M & L and parts and inventory assessment.

OTHER DUTIES AND RESPONSIBILITIES:

Supervises and coordinates field operating and maintenance practices.

Establishes and maintains high standards of workmanship through corrective and preventive measures.

Must be familiar and comply with all governing agencies, i.e., JCAHO, MIOSHA, Michigan Department of Community Health, Fire Marshal, codes, regulations and procedures pertaining to the overall maintenance operation such as refrigeration, building, electricity, powerhouse, fire, and safety.

Plan and review daily, short-term, and long-term projects both for this department and others.

Periodically inspects building and utility system to determine the need of alterations and repairs.

Management functions: budgeting, documenting utilities, planning, forecasting, meetings, working with staff and other managers.

Training maintenance staff on systems usage, operation and minor trouble shooting techniques.

Continual review and update on various HVAC, electrical, electronic, pneumatic and emergency power control systems.

Miscellaneous and emergency projects that routinely pop up that require attention often with little advanced warning.

Such projects often deal with outside contractors, vendors, inspectors, engineers, etc.

Requires access to med rooms for maintenance requirements.

Required to maintain Asbestos 16 hour competency training.

Plans and Develops and reviews preventive maintenance for new and present equipment via CMMS system.

Certifications and Licensures

CHFM - Certified Healthcare Facilities Manager

Preferred Equivalent Experience - MECH or CHFM certification and/or accepted licensure preferred.

DRIVERSLIC - Drivers License

Required Equivalent Experience -

Required Education

Associates Degree OR State Issued Journeyman Licensure required. Must obtain Associates degree within 4 years of hire or transfer into role OR maintain state issued journeyman licensure. Applicable trade school education desirable.

Education: High School Diploma Comments: or GED

EXPERIENCE, TRAINING AND SKILLS:

Knowledge of mechanics, electricity, shop arithmetic and general science as normally acquired through completion of building trades school.

Five years health care experience preferred.

The ability to perform on the spot troubleshooting of equipment with little time to research the system in advance and good mechanical and electrical theory background is required.

Must attend Maintenance annual safety program.

Mandatory Occupations Safety and Health Administration (OSHA) training must be completed annually according to the Exposure Control Plan.

PHYSICAL/MENTAL REQUIREMENTS AND TYPICAL WORKING CONDITIONS:

Exposure to stressful situations, including those involving public contact, as well as, trauma, grief and death.

Able to wear personal protective equipment that includes latex materials or appropriate substitute if required for your position.

Is able to move freely about facility with or without an assisted device and must be able to perform the functions of the job as outlined in the job description.

Overall vision and hearing is necessary with or without assisted device(s).

Frequently required to sit/stand/walk for long periods of time. May require frequent postural changes such as stooping, kneeling or crouching.

Some exposure to blood borne pathogens and other potentially infectious material. Must follow MyMichigan Health bloodborne pathogen and TB testing as required.

Ability to handle multiple tasks, get along with others, work independently, regular and predictable attendance and ability to stay awake.

Overall dexterity is required including handling, reaching, grasping, fingering and feeling. May require repetition of these movements on a regular to frequent basis.

Physical Demand Level: Light. Must be able to occasionally (0-33% of the workday) lift or carry 11-20 lbs., frequently (34-66% of the workday) 10 lbs. and or Walk/Stand/Push/Pull of Arm/Leg controls.
