H.V.A.C. Technician

Position Purpose/Function:
Under the supervision of the Director of Facilities or designee, the HVAC Technician
responsible for corrective and preventative maintenance of all heating, ventilation, air
conditioning, energy conservation equipment, HVAC controls and refrigeration systems.
Assist all trades within the Facilities Department to provide quality and time efficient
corrective maintenance in an orderly fashion. Provides cooperation and loyalty to higher
authorities, peers, as well as subordinates. Insures responsive, timely and thorough
responses to the needs of the School Department community.

Supervision Exercised:
Incumbent will provide guidance or supervision to other craft workers as assigned or
necessary to support the physical plant operation, summer programs, special events,
seasonal employees and occasionally student employees.

Supervision Received:
Works under the direction and guidance of the Director of Facilities or designee.
Incumbent is expected to exercise initiative in anticipating maintenance issues and
problems that will confront the School Department.

Job Environment:
Work is performed both inside and outside and the incumbent may be subjected to loud
noise and exposure to extremes of heat and cold temperatures and inclement weather.
Incumbent is required to traverse uneven terrain, may be required to bend or stoop and is
subject to one or more hazards such as those associated with working near heavy
equipment, mechanical and electrical systems. Work environment will be moderately
noisy and at times very loud due to students and staff traveling through corridors, as well
as work areas such as boiler rooms.

Responsibilities & Duties:
Performs tasks associated with a Direct Digital Control Energy Management System,
(DDC) i.e. trending, overrides, troubleshooting, replacement of parts, etc.
Inspects and repairs exhaust system fans, motors, belts etc.
Responsible for recommending supplies and equipment for purchase and maintains an
inventory of system owned tools, equipment and supplies.
Instructs custodial staff in simple HVAC maintenance and operation procedures.
Possess an ability to read, interpret and diagnose problems from work requests, detailed
blueprints, wiring diagrams, specifications and operating manuals as well as follow
verbal and written instructions in order to properly install and/or repair HVAC systems.
Make adjustments or repairs to damper actuators or valve actuators and thermostats.
Have working knowledge with the operation of all standard mechanical system
configurations such as but not limited to VAV, constant volume with or without reheat,
economizer cycling, cooling towers, chiller etc.

Responsibilities & Duties: continued
When emergency situations occur the H.V.A.C. Technician will need to respond when
called upon by the Director of Facilities or designee.
Performs corrective action and preventive maintenance regarding building systems.
Ensures compliance with all applicable safety regulations, building codes and safety
requirements.
Attends seminars and conventions related to modern methods, tools, and practices related
to maintenance.
Assists in the development of the building preventive maintenance plan. Assists with the
ongoing updating and implementation of planned preventive maintenance.
Assists the Director of Facilities regarding review of construction documents for both
new construction and renovation projects.
Troubleshoot heating, ventilation and air conditioning systems and perform corrective
maintenance in a timely fashion.
Performs tasks associated with a Direct Digital Control Energy Management System,
i.e. trending, overrides, troubleshooting, replacements of parts, etc.
(Johnson Controls Metasys System)
Identifies and corrects health and safety issues in a time efficient manner.
This position will be required to be on-call 24 hours a day.
Similar duties and responsibilities as assigned.

Minimum Required Qualifications:
Commonwealth of Massachusetts Heating/Refrigeration License.
Shall be experienced in all phases of commercial building HVAC systems and controls.
EPA Certification to handle refrigerants.
Extensive computer DDC control and Energy Management experience.
H.S. diploma or equivalent.
Valid Massachusetts Drivers License without restrictions.
Five (5) years of experience performing corrective maintenance to building systems
including heating, ventilation & air conditioning systems.
Knowledge of Carrier roof top units and Aerco high efficiency boilers.
Thorough knowledge of codes pertaining to maintenance and installation of heating,
ventilation & air conditioning systems.
Knowledge and ability to demonstrate techniques of using maintenance tools, repairing
machinery and providing preventive maintenance.

Minimum Required Qualifications: continued
Ability to work effectively in a busy environment.
Good oral & written communications skills.

Compensation & Benefits:
As per the bargaining agreement.

Physical & Mental Requirements:
The work is mutually mental and physical requiring an intellectual nature.
While performing the functions of this job, the employee is required to stand, walk, sit,
talk and hear for extended periods. Frequently required use hands to finger, handle, or
feel objects, tools, or controls; reaches with hands and arms, crawls and climbs. Specific
vision abilities required include close and medium distance vision and the ability to
adjust focus. Incumbent must be able to hear normal sounds, distinguish sound as voice
and communicate through human speech. The incumbent is required to lift and carry
equipment and supplies weighing up to 50 pounds. This position requires the ability to
operate a keyboard and calculator at efficient speed.
