The Project Manager is the leader in quality of construction and operational excellence and is responsible for all aspects of job construction, including planning, scheduling, coordinating, managing, adjusting, and closing out the installation of our contractually agreed upon scope of work.
Core Functions:
General
Own quality of construction and operational excellence
Gather and communicate customer and erector feedback to all departments
Implement quality control programs
Archive / File all documents in Job Books
Evaluate and approve minor customer concessions
Provide proper documents for credit card transactions
Other duties as assigned
Lead to Order
Internally update and communicate lead times (structural steel, standard materials, specialty materials, erectors)
Confirm Construction Schedules embedded in customer contracts
Order to Shop Drawing
Obtain Fabricator Structural Shop Drawings
Obtain Specialty Material Shop Drawings
Confirm necessary permits and licenses
Study job specifications to determine appropriate construction methods
Shop Drawing to Construction Close
Project Management / Oversight (ES Project Plan)
Review contract deliverables and requirements
Deliver contract submittals
Schedule the project in logical steps and budget the time required to meet deadlines
Confirm ES project plan with the customer
Track progress and cost, Document projects with significant changes to the initial ES project plan
Inspect and review projects to monitor compliance with contractual obligations, building and safety codes, and other regulations
Prepares project status reports and works to ensure plans adhere to contract specifications
Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
Effective communication in conflict resolution (de-escalation, forward-looking)
Take actions to deal with the results of delays, bad weather, or emergencies at the construction site
Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
Prepare and negotiate revisions, changes, and additions to contractual agreements with customers
Draft formal response to customer complaints/notice of non-conformance or breach of contract
Confirm the percentage of completion for billing
Manage project close-out and punch lists
Provide warranty documents
Labor
Plan Labor usage
Determine labor requirements and dispatch erectors to construction sites
Select, contract, and oversee erectors who complete specific pieces of the project
Manage safety requirements (manuals, meetings, responses)
Approve contracts, purchase orders, and back charges
Approve and manage field corrections
Inspect the quality of construction
Job-site training for new erectors
Resolve invoice disputes
Materials
Prepare Cut List
Quote multiples vendors for pricing confirmation
Approve contracts, purchase orders, and back charges
Manage material delivery date
Qualify job site conditions
Inspect the quality of materials
Notification to owners of material delivery
Confirm receipt of materials (via erectors)
Resolve invoice disputes
Construction Close to Warranty Service
Support Closed Job Performance Review

Education & Experience:
Minimum Required:
- Bachelor's Degree in Building Sciences or Project Management.
- Experience may be accepted in lieu of education.
- Minimum of (5) years of experience in a general contractor or subcontractor construction company.
- Minimum of (5) years of experience in execution and oversight of construction projects and oversight of third-party erectors and vendors
Physical Demands & Work Environment:
Work is performed in an office environment and routinely utilizes standard office equipment, including keyboards, computers, etc., and requires close visual insight to perform activities such as preparing and analyzing data and figures, transcribing, viewing a computer, and extensive reading to perform the core functions listed in this job description. This position requires the ability to occasionally lift office products and supplies as well as communicate verbally. Work is primarily sedentary.
Work is also performed at the jobsite. The noise level at the job sites can be loud and in a non-temperature-controlled environment. While performing the core function of this job, the employee is regularly required to talk, hear, stand, required to lift to 55 lbs, will be exposed to construction job site conditions including, unlevel ground, heavy machinery, and various other active construction activities. The employee is frequently required to walk, use hands and fingers to handle or feel, reach/pull/push/grab with hands and arms, kneel, and crouch, twist and bend.
