Grow Your Career by Growing Our Rentals Business As the Business Development Manager - Rentals & Land Resources are you ready to be the key negotiator managing strategic Rental leases for a premier landowner? Rayonier owns over 2 million acres across the U.S., and this role will help manage and create opportunities in telecommunications towers, billboards, and other rental opportunities across three large geographic regions. What You'll Do: Negotiate High-Impact Leases: Lead telecom tower and billboard lease negotiations, engaging directly with industry-leading consultants and major carriers. Strategic Prospecting: Identify and secure new revenue-generating leasing opportunities aligned with Rayonier's land strategy. Relationship Management: Build and maintain relationships with telecom providers, billboard companies, regulatory officials, and contractors. Financial Leadership: Contribute to budgeting, forecasting, and financial modeling efforts across rental assets and additional non-timber revenue streams. Team Involvement: Support an entrepreneurial team working with recreation, minor forest products, and other non-timber revenue streams, as well gain exposure to Land Based Solutions businesses such as Solar, carbon offset and Carbon capture. Operational Excellence: Help streamline operations and implement process improvements using established automation tools like Salesforce. Safety and Compliance: Ensure all leasing activities adhere to safety standards, regulatory compliance, and Rayonier's operational best practices. Who We're Looking For: Experienced Negotiator: 3+ years in telecom lease negotiations, commercial real estate, or land-based business development. Strategically Minded: Comfortable facing pressure-heavy negotiations with external consultants and corporate representatives. Tech-Savvy: Familiarity with CRM systems like Salesforce, capable of driving workflow improvements through technology. Effective Coordinator: Coordinate field and administrative operations across Land Resources, Real Estate, and Forestry teams among geographic regions. Adaptable: Self-starter who can manage evolving projects and contribute across various business lines. Relationship Builder: Strong interpersonal skills to manage relationships with stakeholders, tenants, and internal teams effectively. Outdoor Advocate: Genuine appreciation for the outdoors and an understanding of compatible land uses in working forest, enabling you to connect effectively with our community of 20,000+ outdoor enthusiasts who hunt, fish, camp, hike, and enjoy our lands each year. Education: Bachelor's degree in Forestry, Real Estate, Business, Finance, or related fields. Experience: 3+ years of direct experience with consultants from telecom site acquisition firms or carriers. Skills & Traits: High comfort level negotiating against external consultants and corporate site acquisition reps. Ability to perform financial analyses, budgeting, and forecasting. Familiarity with Salesforce or similar CRM/automation tools preferred. Ability to identify inefficiencies and implement scalable solutions. Self-starter, adaptable to change, willing to support other business lines as needed. Physical Requirements: This role may require occasional outdoor physical activity, including hiking across varied terrain (uneven ground, slopes, wetlands, and dense vegetation), carrying equipment and supplies, and performing strenuous tasks such as verifying or marking project boundary lines. Work may involve maintaining stability on uneven surfaces, navigating obstacles, and working in challenging positions, outdoors in diverse weather conditions.
