Maintenance / HVAC Technician - Regency Gardens Classet Orlando, FL, US 2 days ago Quick Job type Full-time Quick Job description RENT PROSPER is Hiring - Maintenance Technician Location : Regency Gardens, 4401 Thornbriar Ln, Orlando, FL 32822 On-Site Role | 150-Unit Property | No Exterior / Grounds Duties Required About the Role RENT PROSPER is looking for a skilled Maintenance Technician to join our Multifamily Division at Regency Gardens a 150-unit property in Orlando. You'll be part of a tight-knit team, focusing on resident work orders and turnovers (make readies) . This is a Monday-Friday, 8 : 30 AM-5 : 00 PM position with rare, emergency-only on-call hours. This role is perfect for someone with hands-on experience in older properties who thrives in a fast-paced environment and takes pride in getting units rent-ready with quality and care. Working Hours Monday-Friday, 8 : 30 AM - 5 : 00 PM After-hours on-call : Rare and emergencies only Key Responsibilities Perform repairs and maintenance on 10+ year-old residential HVAC systems, appliances, plumbing, and electrical fixtures Handle unit turnovers : inspect, scope, repair, and prepare units for move-in Complete daily work orders from tenants using a PM platform (Yardi, AppFolio, etc.) Communicate professionally with residents and team members Track time-in / out, list all materials used, and upload before / after photos Maintain accurate records and receipts for all work performed Submit weekly maintenance reports to the management team Maintenance Scope Includes HVAC (Air Conditioning) Troubleshoot and repair various brands / models of 10+ year-old systems Replace / install coils, compressors, handlers, Freon, fans, drain lines, etc. Appliances Repair, replace, or install stoves, refrigerators, washer / dryers, microwaves Plumbing Replace / repair sinks, toilets, shutoff valves, water heaters, garbage disposals, etc. Electrical Replace / install light fixtures, fans, switches, receptacles, appliances General Maintenance Minor drywall patches, texture blending, touch-up painting, cabinet / countertop repairs, light carpentry Make Readies (Turnovers) scope of work, log tasks in PM system, coordinate parts / vendors, complete repairs Work Order Management Triage and prioritize daily work orders Document photos and detailed notes in PM system in real time Requirements Must Have Qualifications 3+ years of general maintenance, HVAC, or handyman experience Experience with large, older communities (250+ units, 20+ years old) Valid driver's license and clean driving record Strong troubleshooting ability across HVAC, plumbing, electrical, and appliances Comfortable with work order and property management platforms (e.g., Yardi, AppFolio) Strong communication, time management, and organizational skills High attention to detail and commitment to doing the right thing Nice to Have Experience working in scattered-site or single-family rentals Familiarity with pet screening platforms (e.g., PetScreening.com) Bilingual in English and Spanish Benefits Bonus pay for delivering 5-star service Generous Paid Time Off + Paid Holidays Mileage reimbursement (if using personal vehicle) Health, Dental, and Vision insurance options About RENT PROSPER RENT PROSPER is a locally owned, full-service property management company based in Orlando, Florida.
