Overview

Incumbents in the Supervisor series oversee, coordinate, and lead the day-to-day activities of an assigned work unit including supervising employees. Incumbents set goals for performance and deadlines, organize workflow, ensure that employees understand their duties and designated tasks, and monitor employee productivity and provide constructive feedback.

The Maintenance Team of the Taggart Student Center Operations Department maintains and repairs building mechanical systems, finishes, and equipment, etc. to maximize a healthy, safe, pleasant, and functional environment. The Maintenance Team performs "handyman" type of work not custodial or building cleaning though the Maintenance Team may be asked to help the Custodial Team on occasion.

The Maintenance Team Supervisor supervises a team of full-time and hourly employees. The Maintenance Team Supervisor reports to and receives direction from the Director of the Taggart Student Center.

Responsibilities

Leadership & Supervision:

  • Hires, trains, plans, schedules, assigns, monitors, and evaluates the work of assigned full-time and hourly staff.
  • Ensures adherence to quality standards and deadlines.
  • Ensures that employees follow all documented policies and procedures.
  • Creates and maintains a positive teamwork environment.
  • Oversees the day-to-day operations of the Maintenance Team.
  • Communicates with Director, department employees, customers, vendors and others via email and/or telephone.
  • Coordinates projects and delegates job assignments to team members.
  • May perform duties as part of the team.
  • Creates detailed outlines of procedures for projects, including labor and material budgets.
  • Orders materials for projects.
  • Maintains and performs simple repairs on equipment, tools, and office equipment.
  • Ensures proper care in the use and maintenance of equipment and supplies.
  • Approves timecards and leave requests (MyTime, AggieTime)
  • Substitutes for full-time and hourly employees as needed.
  • Is "on call" after hours to respond to team or department emergencies.
  • Assists the Director with maintaining job descriptions.
  • Evaluates and coaches employees regularly
  • Conducts performance evaluations for full-time and hourly employees.
  • Organizes regular team meetings.
  • Participates in department leadership meetings.
  • Maintains inventory of maintenance equipment and supplies.
  • Surplus maintenance equipment and supplies that are no longer needed.
  • Researches new equipment and products used by peers in the maintenance industry
  • Makes or recommends purchases of custodial equipment and supplies.
  • Assists in the annual budget planning process and regularly monitors expenditures.
  • Coordinates with the Director and the Business Services Team on budget-related matters
  • Establishes team strategies and goals that align with Taggart Student Center core values, vision and mission statements.
  • Promotes continuous improvement of workplace safety and environmental practices.
  • Promotes personal safety of crew members by monitoring, evaluating, and enforcing safe behaviors.
  • Performs other Leadership and Supervision functions as assigned.

Maintenance Planning:

  • Develops and implements training programs for full-time and hourly employees.
  • Develops effective preventative and corrective maintenance procedures.
  • Performs periodic audits and inspections to evaluate the effectiveness of preventative and corrective maintenance procedures.
  • Assess building mechanical systems to plan preventative maintenance schedules.
  • Ensures preventative maintenance work is completed correctly and in a timely manner.
  • Receives and assigns work orders within the work order management system.
  • Ensures corrective maintenance work is completed correctly and in a timely manner.
  • Coordinates all minor and major maintenance projects.
  • Reviews daily and weekly event schedules and modifies assignments and schedules to allow for scheduled events.
  • Determines if maintenance work must be completed by University Facilities Staff, a licensed or certified professional, or if a member of the Maintenance Team may complete it.
  • Submits work orders to University Facilities and acts as liaison between TSC Operations and University Facilities.
  • Performs other Maintenance Planning functions as assigned.

Maintenance:

  • Facilitates and supervises the day-to-day maintenance work of a team of full-time and hourly/part-time employees in the Taggart Student Center.
  • Completes preventative and corrective maintenance work on building mechanical systems and finishes.
  • Responds to work orders in a timely fashion.
  • Maintains accurate records of maintenance work.
  • Complies with Department, University, State, and Federal compliance and safety regulations.
  • Performs other Maintenance functions as assigned.

Other Functions:

  • Removes snow and ice from all building entrances, fire-escape exits, and ADA ramps.
  • May maintain and repair custodial equipment, including floor scrubbers, extractors, and vacuums.

General Functions:

  • Participates in training as assigned.
  • Provides guests, customers, students, and employees with directions, general information, and assistance as requested.
  • Practices and promotes continuous improvement of environmental and safety practices.
  • Follow and initiate all building procedures in the event of an injury, emergency or evacuations.
  • Follow all building policies and procedures as identified in the Taggart Student Center Policy Manual.
  • Performs all other functions as assigned by the Director.
Qualifications

Minimum Qualification:

  • Three years of experience in a related field with one year of experience supervising others or an equivalent combination of education plus experience is required.

Preferred Qualification:

  • Undergraduate Degree. Licensed and/or certified in building mechanical systems.

Maintenance

  • Knowledge of maintaining building mechanical systems such as HVAC, plumbing, and electrical.
  • Ability to learn the HVAC control system.
  • Knowledge of what maintenance work must be completed by a licensed or certified professional and what maintenance work may be completed without such licenses or certifications.
  • Knowledge of maintaining building finishes such as walls, flooring, ceilings, doors, and windows.
  • Skills in building maintenance standards, methods, equipment, and products.
  • Ability to read and understand equipment manuals and other documentation to perform required maintenance and service.
  • Ability to plan preventative maintenance schedules for building mechanical systems.
  • Ability to use a computer and app-based work order and inventory management systems.
  • Analytical and problem-solving skills. Ability to identify issues and determine repairs that are needed.
  • Knowledge of hazardous materials and the ability to handle them effectively.
  • Knowledge of building safety codes and regulations.
  • Knowledge of proper safety guidelines, policies, procedures, and behaviors as established by OSHA and the Facilities Department.

  • Skilled in the use of computer hardware and software, including desktop PCs, Laptops, iPads, smartphones, and software including Microsoft Office.

    Advertised Salary Starting at $45,000; Commensurate with experience, plus excellent benefits. ADA

    The employee may work in both indoor and outdoor environments. Indoors, the employee is protected from weather conditions, but not necessarily protected from temperature changes. Outdoors, incumbents may be exposed to rain, snow, wind, extreme cold or extreme heat.

    This position requires moderate physical activity. The employee must have sufficient strength to perform the duties and responsibilities of the position, including heavy lifting, pushing, and pulling of objects weighing up to 50 pounds. This position requires nearly continuous standing and walking as well as reaching overhead, bending, kneeling, squatting, sitting, and repetitive hand motions (tool use and typing). Employees may be exposed to hazardous conditions, including elevated workspaces, moving mechanical parts, electrical current, chemicals, loud noises, and conditions that may affect the respiratory system, such as dust, fumes, and unpleasant odors. Additionally, the work environment can include confined or narrow spaces. Employees must adhere to safety precautions and may be required to use protective equipment.
