Job Summary
Under general direction and in compliance with national and local plumbing code, as well as standard operating procedures and policies, performs routine and semi-complex maintenance of plumbing systems in commercial buildings. Inspects current systems to identify areas in need of repair. Performs repairs or replacements of current systems and installs new systems or components as necessary. Assists other maintenance disciplines and departments as assigned to include performing routine general maintenance, decorative fountain service, painting, carpentry, and preventative building maintenance. Subject to on-call availability (scheduled rotation) and overtime. Assists with special projects and events and supports inclement weather operations.

- Maintain Building Plumbing Systems: Perform routine inspections of plumbing systems to identify areas in need of repair. Repair existing systems to include replacing faucets, mending broken pipes, and clearing clogged drains as needed. Install new systems to include assembling pipe sections, tubing, and fittings. Utilize couplings, clamps, screws, bolts, cement, soldering, brazing and welding equipment in performance of job duties. Measure, cut and thread pipe using hand and power tools. Install appliances such as dishwashers, water heaters, sinks, and toilets to include cutting openings in walls and floors in order to perform installation. Perform routine concrete and sheetrock finishing associated with plumbing repairs. Review blueprints, building codes, and specifications to ensure accuracy and compliance of work.

- Maintain Outdoor Plumbing Systems: As a result of damage from work crews, identify and repair or replace broken or leaking systems on City property to include outdoor water supply, drainage, irrigation lines, etc. Conduct annual inspection of backflow devices and repair or replace as necessary. Conduct annual return-to-service for outdoor drinking fountains.

- Assist Other Disciplines within Division: Assist other maintenance disciplines to include, but not limited to performing routine painting, carpentry and/or preventative building maintenance.

- Ensure Safety in the Workplace: Proactively identify, remove, and/or report potential hazards. Take steps to address, remove, or report hazardous conditions to Supervision. Comply with City, state, and federal safety procedures and protocols in performance of job duties. Ensure equipment and property safety.

QualificationsJob Requirements
- High school diploma or equivalent.
- Over two (2) years of experience performing plumbing diagnostics, repairs and installations.
- Must obtain FEMA ICS 100, 700 and 552 within three (3) months of hire.
Preferred Qualifications
- Plumbing Journeyman certification.
Driver's License Requirements
- Valid South Carolina Class D Driver's License.
Performance Requirements
Knowledge of:
- Diagnostics, installation, repair, and maintenance of plumbing systems in commercial spaces and areas.
- Plumbing codes and best practices.
- Basic decorative fountain maintenance, general facility maintenance, preventative maintenance, carpentry and landscaping.
Ability to:
- Make modifications to existing plumbing systems and design for new service.
- Effectively plan and estimate work in most efficient manner to minimize facility downtime.
- Problem solve routine and semi-complex plumbing and decorative fountain issues as well as, the application of proper techniques and procedures.
- Read, comprehend, and follow safety procedures.
- Read commercial plumbing blueprints and system manuals.
- Make basic mathematical calculations and draw logical conclusions.
- Prepare reports and estimates for repair work and equipment recommendations.
- Communicate maintenance requirements to management, teammates, outside vendors and contractors.
- Use basic hand and power tools, application specific specialty plumbing tools, electric augers, line cameras, bucket truck and scissor lift.
- Operate general office equipment to include entering and completing work orders on a smart phone, general computer knowledge and the ability to utilize email.
Working Conditions
Primary Work Location: City indoor and outdoor facilities to conduct all aspects of the plumbing trade.
Protective Equipment Required: Safety shoes, glasses, gloves, hearing protection, and other protective clothing.

Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Daily exposure to respiratory. Weekly exposure to wetness/humidity and noise/vibration. Monthly exposure to physical hazards.
Physical Demands:
Constantly requires hearing, vision, talking, handling/grasping, reaching, twisting, bending, balancing, standing, walking, and foot controls. Frequently requires lifting, climbing, and kneeling. Occasionally requires carrying, fine dexterity, pushing/pulling, crawling, crouching/stooping, and sitting. Strength demands include constantly exerting up to 10 pounds, frequently exerting up to 20 pounds, and occasionally exerting between 20 and 100 pounds.
Mental Demands:
Constantly requires time pressures. Frequently requires frequent change of tasks, performing multiple tasks simultaneously, emergency situations, and working closely with others as part of a team. Occasionally requires noisy/distracting environment and irregular schedule/overtime.
