Maintenance Supervisor II (Quail Run)

WinnCompanies is looking for an adaptable and motivated Maintenance Supervisor II to join our team at Quail Run , a 132-unit affordable housing and market-rate community located in Stoughton, MA. In this role, you will oversee the maintenance operations of the property. The ideal candidate will also supervise maintenance staff at the property and perform maintenance functions.
The preferred candidate will adhere to the following schedule: Monday through Friday from 8:00AM-4:30PM with a rotational on-call schedule every 3 weeks. Responsibilities

• Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff.
• Work closely with contractors following contracts and project management during complete building renovations.
• Assist in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests.
• Maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building and unit inspections to ensure property is maintained to operating standards.
• Review third party property inspections to resolve maintenance repairs.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.

Requirements

• High school diploma or GED equivalent.
• 3-5 years of relevant work experience performing basic apartment or facility maintenance.
• 1+ years of supervisory experience.
• General knowledge of electrical, plumbing, HVAC and appliances installations and repair.
• CAMT certification.
• Experience with various computer systems, including Microsoft Office applications.
• Excellent customer service and organizational skills.
• Solid verbal and written communication skills.
• Ability to speak, write and understand basic English.
• Ability to work with a diverse group of people and personalities.
• Availability for on-call activity for urgent needs on a rotating schedule of every 3 weeks.

Preferred Qualifications

• Vocational or technical training..

• Proficient with computer softwares such as Microsoft Office.
• Experience with property management softwares such as RealPage OneSite, Yardi, etc.
• HVAC, asbestos, or lead-based paint certifications.
• CPO and/or EPA certifications.
