Anita's Property Professionals is seeking a highly motivated, hands-on Property Maintenance & Site Manager to oversee the day-to-day maintenance and operational excellence of our diverse property portfolio in the Chicagoland area. This role is ideal for a proactive individual who thrives in an outdoor, dynamic environment, takes pride in meticulous maintenance, and enjoys hands-on problem-solving.
As a key member of our team, you will be primarily in the field, ensuring our properties are impeccably maintained and that our on-site presence is professional and responsive. You will be supported by our administrative team for back-office tasks, allowing you to focus on what you do best: maintaining properties and managing the on-site experience.
Key Responsibilities:
Grounds & Exterior Maintenance: Perform regular mowing, trimming, planting, weeding, and debris clearing to ensure a clean, welcoming, and well-maintained exterior environment.
General Property Repairs: Conduct minor plumbing, electrical, painting, and general repair work across properties.
Inspections: Conduct routine walk-throughs of property grounds, common areas, and exterior structures to identify and address maintenance needs promptly.
Light Construction & Odd Jobs: Tackle various handyman tasks and small construction projects as needed.
Team Coordination: Direct and oversee on-site helpers and contractors for larger projects or specialized tasks.
Compliance & Safety: Ensure all maintenance activities comply with safety standards and property regulations.
Tenant/Resident Interaction: Be visible and approachable on-site, address immediate resident concerns politely, and efficiently communicate complex issues to the administrative team for resolution.
Reporting: Utilize technology (e.g., team chat, apps, Google Drive/Mail) to accurately complete inspections and report on property issues to the off-site head office in a timely manner.
Requirements:
Proven experience in general property maintenance, groundskeeping, and/or hands-on facilities management.
Demonstrated proficiency in basic mechanical, plumbing, electrical, and general repair skills.
Ability to operate and maintain various equipment and machinery (e.g., mowers, power washers).
Strong communication skills (verbal and written), with a proactive problem-solving approach and a "can-do" attitude.
Physically fit and capable of performing demanding hands-on tasks in various weather conditions.
Valid driver's license and a clean driver's abstract are mandatory. Reliable transportation is essential.
Proficiency in using digital tools for reporting and communication, including computers, team chat/apps, and Google Drive/Mail.
Ability to work independently and report accurately and promptly to an off-site management team.
Bonus Points:
Prior experience in a mobile home community or residential portfolio management.
Bilingualism (e.g., Spanish/English) is a plus.
