Anderson Communities is expanding its Maintenance division to accommodate our diverse portfolio of properties. We are currently seeking a Service Manager who will be responsible for the entire functionality of residential maintenance through preventative maintenance, repair, and replacement in HVAC, plumbing, electrical and appliances. This position is responsible for the upkeep and consistent operation of all components within the building envelope. This is a crucial, leadership role, providing guidance for a team of technicians tasked with maintaining top level standards of operation.

Duties/Responsibilities:

  • Oversee the coordination and execution of service-related technical processes using established systems and work orders.
  • Direct and supervise technicians with regards to HVAC, plumbing, appliance repair, electrical and mechanical trades to ensure effective time management
  • Direct and supervise dispatch and assist with work distribution and prioritization of work orders
  • Establish and oversee on-call rotation schedule, act as resources for on-call technicians
  • Evaluate current processes and establish avenues for improvement
  • Work with Property Managers and other managers, vendors, subcontractors to maintain excellent service for residents
  • Ensure accuracy of and approve invoices
  • Analyze and report operational and other designated metrics
  • Special projects
  • Coordinate and allocate tools, vehicles and personnel
  • Conduct hiring, training, development, and management of personnel
  • Ensure performance of duties in accordance with Safety and OSHA requirements

Required Skills/Abilities:

  • Excellent organization, communication, negotiation, and time management skills
  • Expert knowledge of all residential maintenance concepts
  • Clean and neat in appearance
  • Proficient computer skills in Microsoft Outlook, Word and Excel
  • Ability to master applicable software
  • Strong attention to detail and quality assurance
  • Must be able to meet all physical requirements
  • Clean background check and driving record required

Education and Experience:

  • Bachelor degree required
  • Minimum of 3 years’ experience managing a team of at least 10 employees
  • Minimum of 5 years’ experience in Residential Maintenance industry
  • Minimum of EPA Type II Certification
  • Previous experience running a service crew in any trade is preferred
  • Experience with scheduling, conflict resolution, proven decision making and problem-solving skills
  • Previous experience with subcontractors preferred
  • Must be willing to manage and assist team outside of normal work hours when required
  • Must be willing to travel to other locations as needed
