What will you do in this role?

The Director of Land Development in our AZ Market is responsible for all aspects of land development activities and performs both office and field functions. The position will be responsible for the following:

Office Functional Responsibilities
  • Point of contact for all internal and external stakeholders for Land development activities related to the community(ies) being managed.
  • Preparation of the comprehensive community land development plan
  • Entitlement and construction schedule creation and maintenance
  • Creation and management of community budgets and cash flows
  • Creation and management of subcontractor agreements and change orders
  • Creation, publishing and management of the subcontractor bid process, including award of contracts, invoice review and payments, release of retention, and warranty related work
  • Coordination with agencies, utility providers and municipal partners as required

Field Functions

  • Lead, manage and be accountable for Project Manager activities
  • Proactive management and coordination of the projects development work
  • On-time delivery of home sites including, but not limited to wet and dry utilities, roads, landscaping, amenities, and public service infrastructure
  • Closely manage Project Manager(s) and subcontractor(s) to control cost variances
  • Daily safety, quality and storm water control and management to ensure zero incidents
  • Lead, manage and be accountable for onsite safety, quality and storm water management to ensure zero incidents
  • Effectively obtain initial and final acceptance of improvements from agencies
  • Thoroughly understand plans and specifications and provide recommended value-engineering ideas as applicable
  • Ensure proper sequencing of work to minimize overall durations, rework and conflicts
  • Build and maintain relationships with agencies, municipal officials and subcontractors

What You Bring:

  • Bachelor of Science with a degree in Civil Engineering or Construction Management preferred
  • Minimum 7 year's work experience in related field.
  • Self-starter and results oriented
  • Communicate effectively verbally and in written form
  • Exceptional organizational skills
  • Ability to multi-task and efficiently problem solve
  • Strong understanding of the entire development process
  • Strengths in forecasting, budgeting, scheduling, and business planning
  • Proficient in Microsoft Excel and Project
  • Self-motivated proactively manage communities and prevent problems with minimal accountability controls
  • Tactful, professional demeanor with the ability to interact effectively with executive team, managers, associates, vendors and others
  • Must be able to perform complex tasks and handle multiple priorities simultaneously, while performing exceptionally under dynamic conditions and challenging deadlines

Work Environment & Physical Requirements

  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
  • Ability to maintain regular, punctual in person attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
  • Must be able to lift and carry up to 25 pounds.
  • Must be able to talk, listen and speak clearly

  • Expected Salary: $135,000-$165,000 annual base salary - This position is eligible for additional performance incentives through quarterly bonus opportunities. Bonus potential 30% of base salary.
