Job Title: Facilities Mechanical Plumbing Tech Sr Department: University Hospital | Facilities Administration

Under the supervision of a senior technician or supervisor, performs tasks that ensure the uninterrupted operations of threaded, flanged, groove locked, soldered, and pressed plumbing systems and equipment. Inspects, tests, installs, fabricates, modifies, rigs, maintains, troubleshoots, and repairs plumbing systems and equipment. Threaded, flanged, groove locked, soldered, and pressed Plumbing systems and equipment include, but are not limited to compressed gas systems, backflow preventers, sump pumps, drain, waste and vent systems, specialty water systems (e.g., chlorine dioxide, de-ionized water, reverse osmosis), domestic water systems and plumbing fixtures, heating hot water systems, and chilled water systems. Responds to emergency situations and evaluates and corrects defects. Identifies, communicates, coordinates and completes projects and work performed in the assigned area(s). Leads team of facilities technicians. Mentors, trains and provides technical expertise to other staff. Distributes work orders in supervisors absence.

Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; properly completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic and verbal methods and devices; operates department vehicles; performs other duties as assigned. Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement; may work overtime; subject to 24-hour emergency call.

Job Duties:

Incumbents may perform some or all of these duties and at times, other job-related duties as required.

Performs (55%)

Plumbing:

Reviewing blueprints and technical drawings, Installing, repairing and replacing threaded, flanged, groove locked, soldered, and pressed piping and components. Measuring and cutting pipes using hand and power tools. Inspecting and identifying leaks. Installs and repairs domestic water systems. Installs and repairs drain, vent and waste systems. Installs and repairs specialty water systems (e.g., chlorine dioxide, deionized water, reverse osmosis). Installs, certifies, repairs and performs preventative maintenance on backflow preventers. Installs and replaces plumbing equipment and fixtures (e.g., meters, valves, toilets). Assembling and dissembling plumbing fixtures. Repairs compressed gas systems. Troubleshoots and resolves plumbing system issues (e.g., pressure, temperature, leaks). Performs plumbing and pipe fitting PMs. Addressing customer queries. Cleaning the work area after work completion.

Mentorship (20%)

Leads team of technicians. Mentors and trains technicians. Facilitates on-the-job training. Coordinates work performed in assigned area. Leads projects.

General Duties (25%)

Technical Support:

Ensures areas are in compliance with applicable codes. Documents regulatory compliance tests. Facilitates building walk-throughs with key stakeholders. Inspects and tests installations and repairs to ensure they meet quality standards. Becomes knowledgeable of equipment and utilities and transfers that knowledge to other staff. Updates building drawings. Locates, identifies, disables and enables local utility shut-offs. Generates permits (e.g., above ceiling, burn, penetration). Troubleshoots and resolves field problems. Participates on emergency response teams.

Communication / Recordkeeping:

Documents labor, materials and work performed on work orders. Submits material and equipment purchase requests (e.g., eRequests, eMaterials). Provides feedback on materials. Creates estimates for small projects. Inform customers when tasks are completed. Communicates and initiates work order escalation, if needed.

Other Departmental Duties:

Participates in professional development/ continuing education activities: obtaining and maintaining required certifications, soft skill development, etc. Interacts with and assists other areas and staff within the department. Participates in meetings, trainings, and orientations. May participate on committees. Performs other duties as assigned.

Ability to:

Read, understand and update blueprints, schematics and as built drawings. Read, understand and apply safety standards and practices (e.g., hazard communication, infection prevention, lock-out/ tag-out). Read, interpret and apply technical manuals and systems specifications. Follow applicable trade specific codes, standards and regulations. Learn technical skills and apply new knowledge to solve problems. Select and use hand, power and machine tools. Establish and maintain interpersonal relationships. Maintain a clean and safe work environment. Add, subtract, multiply and divide whole numbers; calculate fractions, decimals and percentages; use algebra, geometry and trigonometry. Apply engineering principles, load calculations, accepted techniques and equipment required to lift and move extremely large or heavy objects. Locate, disable and enable electrical disconnects and plumbing shut-offs. instruct/teach others, assist with the development of training classes, and coach and develop others, provide guidance and expert advice about technical systems or processes coordinate the work of others, estimate the resources (e.g., time, materials) required to perform a task, manage small projects with defined scope and timeline, perform quality control analysis/evaluate service quality or system performance,

Skills:

Brazing and soldering. Cut and thread pipe. Problem solving/Troubleshooting. Time management Conflict management (e.g. handling complaints, identify issues and negotiate with others). Basic computer (e.g., data entry, data retrieval, electronic communication, internet searches, navigate and retrieve information from websites). Customer service (e.g. demonstrate empathy, meet quality standards, actively look for ways to help others). Knowledge of: Ohio plumbing code (e.g. fittings, water supply systems, sanitary drainage systems, waste, stacks-vents, traps, piping and storage systems). planning and prioritizing work, resource management troubleshooting mechanical systems, team building,

Minimum Classification Requirements:

High school diploma/GED or equivalent combination of education and experience;); 3 years plumbing, natural gas, hydronic systems or utility distribution trade and related equipment or equivalent combination of education and experience; obtain the following during probationary period: valid OSHA 30-hour General Industry Safety and Health card; EPA Section 608 Technician Certification- Universal, demonstrated understanding of university building design standards (BDS) related to maintenance and repair of building systems and equipment, and demonstrated understanding of the project process as managed by FOD Design and Construction; successful completion of probationary period includes demonstrated competency in technical specialties as determined by the needs of the department: such as plumbing maintenance and repair, natural gas system maintenance, hydronic system maintenance, medical gas system maintenance, utility underground distribution.

Desired Qualifications:

Associates/technical degree or certificate in skilled trades/maintenance related field.

Physical Requirements:

Must be able to push and pull 70 lbs. and distinguish colors. Climb and stand on ladders for extended periods of time.

Unusual Work Conditions:

May work in hot, cold, dusty, or dirty environments for an extended period of time. May work in cramped spaces
