Maintenance Mechanic III - Facilities Management - 2210 Enterprise Drive

Essential Job Responsibilities/Expectations

1. Maintains various types of mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems, Energy Management, and Work Order Management systems.
2. Must be able to work independently and be capable of managing contractors, vendors and projects.
3. Provide a wide variety of skilled task including installation, repairs, troubleshooting, planning, modifications, and calibration of instrumentation for various types of mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems.
4. Shall have a working knowledge of the Institutional HVAC Systems, ASHRAE Standards, NFPA Life Safety Code and applicable OSHA regulations.
5. Monitor equipment & utility systems and log performance indication readings.
6. Review Work Orders daily and complete associated tasks/repairs by Type/Priority and document the as found condition, troubleshooting/repair details, list any testing equipment (w/calibration dates), test results data, photos, verbal/written documentation of communication with Requestor and final as corrected condition.
7. Document root causes for all equipment failures.
8. Maintains detailed and accurate records of system repairs, temperature, humidity and air flow as required by authorities having jurisdiction (AHJ) and medical center policy.
9. Ensure safe and efficient operation of equipment and follows through to completion any required repairs maintenance and alterations.
10. Other duties as assigned.

Qualifications/Training:

• In lieu of degree, 20 years of maintaining various types of mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems will be accepted.
• Minimum of 15 years of experience maintaining various types of mechanical systems to include, but not limited to: refrigeration, air conditioning, heating, plumbing, electrical, automation, medical gas and fire protection systems.
• SC Master Mechanical Certification, MECH Senior Certification, or Municipal Association of SC HARV
• Must be at least 21 years of age with a valid SC driver's license.

Education/Certifications/Licenses:

• Minimum of an Associates Degree
