This position is responsible for the safe, efficient, and effective operation of DePauws building systems. This position operates, monitors, troubleshoots, and performs preventive maintenance on systems such as HVAC, lighting, domestic water, fire protection, security, and irrigation systems within campus buildings and grounds, leveraging the building automation system (BAS) and other available control systems. The position ensures that campus systems are functioning and performing properly for building clients and the campus community.

ESSENTIAL FUNCTIONS
Monitors performance and function of buildings systems and makes operational adjustments, as required
Performs troubleshooting of systems and equipment and makes operational adjustments to maintain equipment/system performance for campus buildings and clients
Identifies and clarifies any required system or equipment repairs (corrective maintenance) for maintenance resources to address
Performs basic preventive and predictive maintenance activities on system equipment and trends data to specify corrective maintenance scope and frequency
Utilizes BAS to set building HVAC, lighting, and security schedules to coincide with published building operational schedules
Uses BAS to adjust building system operation (environmental control setpoints, lighting scenes, etc.)
Monitors and adjusts water chemistry for campus closed loop systems
Performs operator inspection rounds and performance monitoring for critical system components, such as chillers, boilers, and cooling towers
Prepares operational and asset reports to document asset performance and condition
Other duties as assigned.

SKILLS & ABILITIES
Education:
Minimum of High School Graduate or General Education Degree (GED) is required.
Vocational training and/or a degree in mechanical or electrical technology is preferred.

Experience:
Minimum three (3) years current related experience in commercial, residential, or industrial mechanical and/or electrical systems required.
Demonstrated working knowledge of commercial building automation systems, controls, systems sequences of operation is preferred.
Familiarization with critical commercial building infrastructure such as chillers, boilers, cooling towers, transformers, generators, etc. is preferred.

Communication/Language:
Ability to read, listen to and comprehend simple instructions, short correspondence, and memos. Ability to write and communicate simple correspondence. Excellent oral communication skills are required.

Math Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

Computer Skills
Proficiency in Microsoft Office Suite, G-Mail, Google, and Outlook.
Familiarity with Computerized Maintenance Management Systems (CMMS).
Familiarization with Building Automation Systems (BAS) and controls.
Ability to learn and effectively use ADP time keeping system.

Certificates & Licenses:
Valid United States drivers license required.

Ability to read and interpret building system schematics and drawings.
