Job OverviewCurrently, we are seeking a Sr. Construction Project Manager to join our incredible Corporate Real Estate (CRE) team. In this role, you will coordinate contractors, vendors, and internal T-Mobile teams to complete multiple Tenant Improvement projects throughout T-Mobiles non-retail portfolio, across North America. You will maintain constant oversight and ownership from project inception to closeout. Your skills as a self-starter and proficiency in managing complex projects are paramount to the success of our non-retail estate portfolio.
** This is a hybrid role (3 days in office) and based in Overland Park, KS. ** Job Responsibilities:
- Work as a valued business partner with clients, A&E professionals, contractors/general contractors, vendors, landlords, and internal CRE teams
- Manage project scope, schedule, budget and quality through all phases of design and construction; acquire approvals for all changes to scope prior to execution and documents approved changes accordingly. Lead and document all project meetings; issues weekly status updates to partners
- Build and lead detailed project schedules with relevant tasks and milestones, monitoring progress against an established baseline to ensure progress against the schedule; anticipates project and team risks and solves complex challenges.
- Submit monthly financial forecasts, ensures accurate submittal of purchase orders, and obtain invoices from vendors in a timely manner. Help create RFP documentation necessary to identify and retain qualified vendors through a formal bidding process
- Manage the design documentation process (CDs and Specifications) for architectural and engineering drawings, along with FFE drawings (AV, Furniture, Security, Brand, Low Voltage, etc.)
- Maintains oversight of the Construction Process, including permitting, preconstruction activities, construction administration (submittals, RFIs, field reports, etc.) and safety. Maintains project files and directories
- Bachelors Degree preferred (Engineering, Construction Management, or a related field to the Construction Industry or equivalent experience in a related field
- 5 + years experience in Commercial Construction project management in a complex environment, including designing and construction processes, familiarity with pre-construction milestones, adept at reading and understanding real estate leases, exhibits, and work letters; ability to negotiate with and manage general contractors and vendors.
- Experience working successfully with multiple cross-functional partners.
- Proficient in Microsoft Office, specifically Project, Excel, Word, and PowerPoint.
- Excellent written and verbal communication skills; ability to effectively connect with all employee levels and levels of management. Strong interpersonal skills for building trusted relationships.
- Solid understanding of general accounting/costing practices including budgeting, forecasting, purchase orders, and invoicing.
- Strong ability to proactively identify project risks and to be able to work with members of the Project Management team to develop and implement solutions.
- Highly organized with strong analytical skills and the ability to identify and manage priorities.
- Strong negotiation skills with ability to maintain composure under pressure.
- Experience working in a Corporate Real Estate environment is preferred but not required.
