Duties Description Maintain boiler combustion, emission and flame safety control system. This includes performing chiller maintenance, cleaning of condensers, pumps, compressors, motors, motor starters, and variable frequency drives. Respond to calls, off shift hours, concerning mechanical, electrical, or plumbing breakdowns outside the building to troubleshoot the problem, make necessary repairs if possible, or contact Plant Utilities Engineer 2 to authorize calling in appropriate contractor until situation is resolved. Clean, maintain and repair HVAC equipment, calibrate controls, perform air testing, replace filters and test chemically treated HVAC systems.As assigned, keep manual/automated records of maintenance performed, fuel consumption and meter readings; prepares incident reports of unusual events, such as equipment malfunctions; and orders parts necessary for ongoing preventative maintenance programs or to carry out equipment repair or replacement.Operate and perform maintenance on HVAC systems, including Direct Digital Controls adjustment, calibration, and modification.Maintain computerized energy management system, identify, inspect and replace faulty equipment and devices and troubleshoot problems, including resetting temperature, humidity, fan status, damper controls, valve position, and alarm status.Test and operate fire alarm system.Incumbent may assist in the development of project proposals.
Minimum Qualifications An Associate Degree in Plant Utilities Technology or the equivalent. This must include a minimum of thirty (30) college credit hours in any combination of the following course areas: Heating, Ventilation Boiler and Steam Systems and Air Conditioning Industrial Electricity; Electrical Circuits Electric Utility Systems; Fluid Mechanics Plant Operation and Technical Communications Maintenance; Thermal Dynamics Industrial Instrumentation; Physics and Control; Utility Refrigeration Industrial Safety; Mechanics Environmental Air Quality; and, Blue Print Reading and Sketching,AND One-year satisfactory hands-on experience in the operation and maintenance of boilers and/or auxiliary equipment or HVAC equipment in commercial, industrial or institutional facilities,ORFour years of such experience and 30 college credit hours in any combination of the courses listed above. Minimum qualifications must be met by the closing date of the posting.
