Building Engineer

Key Responsibilities - Complete assigned tasks that include but are not limited to:

  • Painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance
  • Operate, monitor, and maintain HVAC systems, boilers, chillers, and cooling towers
  • Perform preventive maintenance and inspection tasks
  • Monitor and troubleshoot building automation systems (BAS)
  • Respond to tenant service requests related to temperature, plumbing, or electrical issues
  • Moves office furniture, machinery, equipment, and other materials as requested
  • Conduct regular equipment inspections and maintain detailed logs
  • Troubleshoot and repair mechanical, electrical, and plumbing systems
  • Ensure compliance with safety regulations and building codes
  • Participate in emergency response procedures
  • Maintain accurate records of maintenance activities and equipment performance

Qualifications

  • Current 399 Union membership
  • Valid Operating Engineer license required
  • HVAC certification and/or refrigerant handling certification
  • Experience with building automation systems
  • Knowledge of electrical, mechanical, and plumbing systems
  • Understanding of energy management practices
  • Ability to read and interpret blueprints and technical manuals
  • Strong problem-solving skills

Physical Requirements

  • Ability to lift up to 50 pounds
  • Comfort using ladders up to 30 feet tall, working in confined spaces, and standing for extended periods
  • Ability to frequently climb, bend, kneel, lift and/or drive
  • Strong customer service skills
  • May require shift work, including evenings, weekends, holidays, and emergency response

Education & Experience

  • High school diploma or equivalent
  • Technical training or apprenticeship in building systems
  • 3+ years of experience in building operations:, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
  • Trade school education, union training, military service or college is desirable
  • Universal CFC EPA certification or interest in achieving within first year
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
