Building Engineer

Key Responsibilities - Complete assigned tasks that include but are not limited to:
- Painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance
- Operate, monitor, and maintain HVAC systems, boilers, chillers, and cooling towers
- Perform preventive maintenance and inspection tasks
- Monitor and troubleshoot building automation systems (BAS)
- Respond to tenant service requests related to temperature, plumbing, or electrical issues
- Moves office furniture, machinery, equipment, and other materials as requested
- Conduct regular equipment inspections and maintain detailed logs
- Troubleshoot and repair mechanical, electrical, and plumbing systems
- Ensure compliance with safety regulations and building codes
- Participate in emergency response procedures
- Maintain accurate records of maintenance activities and equipment performance
Qualifications
- Current 399 Union membership
- Valid Operating Engineer license required
- HVAC certification and/or refrigerant handling certification
- Experience with building automation systems
- Knowledge of electrical, mechanical, and plumbing systems
- Understanding of energy management practices
- Ability to read and interpret blueprints and technical manuals
- Strong problem-solving skills
Physical Requirements
- Ability to lift up to 50 pounds
- Comfort using ladders up to 30 feet tall, working in confined spaces, and standing for extended periods
- Ability to frequently climb, bend, kneel, lift and/or drive
- Strong customer service skills
- May require shift work, including evenings, weekends, holidays, and emergency response
Education & Experience
- High school diploma or equivalent
- Technical training or apprenticeship in building systems
- 3+ years of experience in building operations:, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
- Trade school education, union training, military service or college is desirable
- Universal CFC EPA certification or interest in achieving within first year
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
