Maiker Housing Partners is looking for a Maintenance Supervisor t o oversee and direct the maintenance operations at Maiker Housing Partner's properties, ensuring the timely and efficient completion of all maintenance tasks while adhering to quality standards and budget guidelines. This includes ensuring the safe and efficient operation of all building systems and providing a comfortable living environment for residents.

Key Responsibilities:
- Supervise and coordinate the work of maintenance staff, including scheduling, assigning tasks, and monitoring performance.
- Inspect properties regularly to identify maintenance needs and ensure that repairs are completed promptly and effectively.
- Develop and implement preventative maintenance programs to minimize future repairs and extend the life of equipment and facilities.
- Manage the maintenance budget, including tracking expenses, procuring materials, and negotiating contracts with vendors.
- Ensure compliance with all applicable safety regulations and building codes.
- Respond to emergency maintenance requests in a timely and efficient manner.
- Maintain accurate records of all maintenance activities, including work orders, inspections, and repairs.
- Communicate effectively with residents, staff, and contractors regarding maintenance issues.
- Stay current with industry best practices and new technologies related to building maintenance.
- Perform other duties as assigned by the Director of Facilities or other designated authority.

Qualifications:

Required Education:
- High School Diploma or GED equivalent.

Required Experience:
- Minimum of five years of experience in building maintenance and repair, including plumbing, electrical, HVAC, and carpentry.
- Two years of supervisory experience.

Required Skills and Abilities:
- Strong knowledge of building maintenance procedures and best practices.
- Ability to troubleshoot and repair a variety of building systems.
- Experience working with Yardi or similar Property Management software.
- Effective communication and interpersonal skills.
- Ability to manage and prioritize multiple tasks.
- Proficiency in using various hand and power tools.
- Ability to read and interpret blueprints and schematics.
- Valid driver's license.
- Basic computer skills.
- Ability to work independently and as part of a team.
- Strong problem-solving skills.
- Ability to train and supervise staff.
- Knowledge of safety regulations and procedures.
- Ability to work in a variety of weather conditions.
- Ability to lift and carry heavy objects.

Qualifications
  • High School diploma, GED, or 1 year certificate from college or technical school
  • 1-2 years related experience and/or training or equivalent combination of education/experience
  • 3-5 years of on-site multifamily maintenance experience preferred
  • Knowledge and experience in budgeting and property cost control
  • 3-5 years management/supervisory experience
  • Working knowledge of Order Processing Systems and Yardi Property Management software
  • HVAC/EPA 608 certification, CPO, designations from the AAMD
  • Journeyman or Master level trade Licensing in one or more of the following trades: electrical, plumbing, appliance repair, Boiler/heating/HVAC, or related field preferred
  • Bilingual in Spanish/English preferred
  • Valid drivers license and auto insurance

Physical Requirements and Working Conditions

  • Stand and walk on hard surfaces, and go up and down stairs
  • Use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl
  • Talk and hear and occasionally sit, taste, or smell
  • Lift and/or move up to 25 lbs., frequently lift and/or move up to 50 lbs., and occasionally lift and/or move up to 100 lbs.
  • Reach to shoulder level and above, and bend at the hips and knees
  • Specific vision abilities including close vision, distance vision, color vision, peripheral vision and depth perception
  • While performing the duties of this job, the employee is regularly exposed to:
    • fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical parts
    • outdoor weather conditions, and wet or humid conditions (non-weather)
  • Employee is occasionally assigned to work in high, precarious places and work with explosives
  • The noise level in the work environment is usually moderate
