Building and Grounds Superintendent

Salary:

$20.41 per hour

Basic Function:

Plans, supervises, manages and coordinates the custodial, grounds, maintenance and security operations of a Regional Campus facility. Reports to Director of Administrative and Business Services, Regional Campus Dean, or other designated administrative supervisor.

Duties/essential functions may include, but not be limited to, the following:

Supervises a large group of classified, temporary or student employees engaged in maintenance, custodial, groundskeeping and security activities at a Regional Campus; has authority and responsibility to exercise independent judgment in:

  • Planning and directing the work activities of employees; assigning and monitoring work duties and responsibilities; establishing and modifying work methods, schedules, and priorities.
  • Interviewing job applicants and conducting performance evaluations of classified employees.
  • Recommending formal personnel actions (e.g., hiring, termination, promotion, discipline, layoff/recall) for assigned employees and initiating appropriate action to implement recommendations.
  • Communicating and enforcing policies and procedures; resolving problems; addressing employee concerns and complaints and adjusting grievances.
  • Monitoring and maintaining records of employees' work hours, overtime/compensatory time, sick leave, vacation, performance, and related information; authorizing time worked and recommending the approval/disapproval of leave requests.
  • Ensuring appropriate training of staff; identifying training needs; developing and implementing training activities.

Plans and directs maintenance operations and work projects; develops cost estimates; consults with Dean, engineers, contractors, and facilities planning offices regarding remodeling, maintenance, and preventative maintenance repair projects.

Develops and implements on-going maintenance and security programs.

Inspects completed work for conformance to blueprints and other specifications.

Maintains complete record of activities (e.g., requisitions, materials and equipment used, personnel, time to completion, etc.).

Inspects buildings and grounds; surveys for needed repairs and security.

Maintains inventory of tools, equipment, and supplies.

Provides safety instruction for assigned staff.

Reviews and evaluates new products, tools, equipment and methods; plans and implements improved procedures.

Performs related duties as required.

Minimum Qualifications:

High school diploma or equivalent plus formal training in building and grounds maintenance and repair (e.g., electrical, plumbing, carpentry, masonry, refrigeration, heating, etc.). A minimum of four years progressively responsible experience in a skilled crafts area, preferably carpentry, electrical, wiring and plumbing, to include two years supervisory experience.

License/Certification:

Valid Ohio driver's license with safe driving record.Journeyman certificate preferred.

Knowledge Of:

Budgeting

Inventory control

Building and safety codes

Mechanical systems

Electrical wiring, plumbing, carpentry, painting, etc.

Custodial operations

Safety practices

Skill In:

Supervising, interviewing, evaluating, disciplining, and training employees

Planning and directing work activities, managing time effectively, and setting priorities

Resolving problems independently and making decisions

Interpersonal communication to effectively interact with University personnel and public in person and over the telephone (e.g., to transmit work directives, to order supplies from vendors, to coordinate projects with other relevant departments)

Written communication (e.g., to compose correspondence, reports, etc.)

Coordinate and monitor several projects simultaneously

Evaluate new products, tools, equipment and methods and determine their feasibility

Read and comprehend a variety of written materials

Interpret and apply blueprints and schematic diagrams

Demonstrate physical dexterity

Work in high places, tunnels, and crawl spaces

Perform basic mathematics (e.g., add, subtract, multiply, and divide whole numbers, fractions, and decimals, and to calculate percentages)

Working Conditions / Physical Requirements:

Exposed to dust, dirt, variable temperature and weather conditions, loud equipment noise, heights, and potentially dangerous equipment (e.g., hand and power tools); requires light physical effort (e.g., stooping, bending, lifting) to demonstrate equipment use, check work progress, etc.; may work varied hours and shifts to include occasional evenings, weekends, and holidays; requires on- and off-campus travel.
