I. DEPARTMENT FUNCTION/JOB OVERVIEW

Monitors, maintains, repairs gauges on heating and cooling automatic equipment. Makes periodic rounds and checks on equipment to insure proper operation and note potential concerns. Operates, maintains, and repairs feeder pumps. Fires boilers and operates air conditioning equipment. Work will be performed in an ethical and legal manner following organizational policies, processes, protocols and procedures. Responsible for quality service delivery and internal/external customer relations for Madonna as a whole, including upholding the mission and values for the department and facility.

II. ESSENTIAL FUNCTIONS

(INFORMATION)

Examines equipment for wear and proper operation to ensure extended life of all heating and cooling equipment.

Performs routine preventative maintenance on heating and cooling equipment, circulation pumps, and supply lines, refrigeration and filtering equipment to avoid costly and untimely break downs and down time.

Inspects and changes air filters as needed to extend equipment life and supply clean, fresh air into rooms and all common areas.

Performs chemical tests, diagnoses, and applies all chemicals added to heating and cooling equipment to devise the best water quality and stability possible.

Serves as weekend rotation coverage.

Follows instruction from supervisor to perform other functions as assigned in order to achieve the goals within the department.

Assists other employees within the department as requested.

Operates snow and ice control/removal equipment as needed.

(THINGS)

Maintains and ensures a safe environment for the department. Handles and operates all necessary equipment and performs required duties according to established safety standards to maintain compliance with regulations and prevent injury.

III. PHYSICAL DEMANDS AND ENVIRONMENTAL CONDITIONS

Requires standing - walking 90-95% of the time.

Requires mobility - bending, twisting, crouching, crawling, climbing, balancing, etc., 45-50% of the time.

Exposed to loud noises, vibrations, dusty and dirty conditions.

85% inside - 15% outside work - exposed to extreme temperature changes, with wet and/or humid conditions.

Medium work - lifting up to 100 pounds maximum with occasional carrying of up to 50 pounds.

Routinely exposed to biohazardous materials.

Mobility required for travel to scheduled events or meetings as needed.

IV. QUALIFICATIONS (Education, Training, and/or Experience)

Requires a high school diploma or equivalency, one year operating or repairing on commercial A.C. or heating equipment. One year additional experience in commercial building maintenance. Valid Nebraska driver's license and proof of good driving record preferred.

Background checks are conducted. When specific authorization forms are requested so that full background and history can be obtained, employees/applicants must sign the form(s) requested.
