DESCRIPTION:

Cx Senior Project Manager holds overall responsibility for assigned projects of high scope and complexity. Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, proactively managing project financials, and serving as the primary contact between the SSR project team and the client. Serves as trusted advisor on commissioning matters to the client and external team. Provides mentoring to Project Manager I and II on their assigned projects. The Cx Senior Project Manager ensures that projects are executed according to the plan and is responsible for the results of assigned projects (Total Project Success).

ESSENTIAL FUNCTIONS:

  • Confirms the project scope and requirements with the client and other stakeholders and communicates project scope and requirements to the project team
  • Identifies activities required of the Cx team, schedules activities, communicates schedule information to the project team, and monitors manpower requirements
  • Coordinates activities of the project team and contractors during the design and construction phases
  • Organizes, schedules, and attends meetings with contractors, clients, and/or the Cx team to schedule activities, discuss progress, and resolve issues as they arise
  • Facilitates communication between the client and the project team; documents important issues
  • Manages and/or prepares commissioning plans, which are made up of pre-functional checklists, functional performance tests, the project training matrix, and any additional necessary documentation
  • Participates in planning and budgeting processes, which includes preparing monthly billing projections and budget metrics as required by management
  • Oversees the profitability of the project by negotiating fees and contracts as may be appropriate, participating in the budgeting process, ensuring that invoices are accurate and delivered in a timely manner, and monitoring accounts receivable
  • Prepares the final commissioning report that documents all activities
  • Acts as a technical expert in the field to support Cx activities, demonstrate competence to customers, and develop strategic plans for the Cx team.
  • Anticipates issues affecting clients or SSR expectations and is able to address; exhibits trust to the client through experience and technical knowledge serving as a trusted advisor
  • Assists contractors in determining the cause(s) of non-compliant performance of equipment and systems; performers necessary follow up work and documentation
  • Performs and reports on project job site visits to investigate field conditions, monitor progress, and ensure conformance to design specifications, owner expectations, and building codes during construction
  • Coordinates and conducts opposed season testing and warranty reviews
  • Verifies that preventative maintenance material and record documents for commissioned equipment and systems have been collected, reviewed, and forwarded to the owner
  • Supervises the job close out process to ensure documentation, lessons learned, and filings are complete
  • Assists management in the training, mentoring, and evaluation of less experienced colleagues

KNOWLEDGE, SKILL, AND ABILITY REQUIREMENTS:

KNOWLEDGE

  • Thorough knowledge of Microsoft Office Suite (i.e., Word, Excel, PowerPoint, and Outlook) software
  • Knowledge of project approach and systems design
  • Knowledge of engineering disciplines where systems are commonly commissioned
  • Knowledge of building codes and regulations
  • Knowledge of construction procurement and design development processes
  • General knowledge of accounting and how to create and maintain budgets
  • Knowledge of marketing and sales techniques

MINIMUM QUALIFICATIONS:

  • Bachelor's degree in Engineering, Architecture, or related field
  • Fifteen years of project experience, including experience in commissioning
  • Registered Professional Engineer preferred

  • Requires the ability to climb stairs and move around a job site for several hours at a time
  • Requires the ability to transport equipment and plans weighing up to 30 pounds

  • Indoors in a normal office environment with some exposure to excessive noise, darkness/poor lighting, fumes, or dust
