TITLE : Construction Manager \n

DUTIES & RESPONSIBILITIES : \n
\n
- Schedule the project in logical steps required to meet deadlines. \n
- Determine labor requirements to meet scheduled times. \n
- Inspect, review, and monitor compliance with building and safety codes. \n
- Interpret and explain plans and project schedule with internal staff and subcontractors. \n
- Work with the Housing Director to ensure that all utility companies are contacted for One-calls and utility installations and inspections, as required. \n
- Direct and manage project timelines, phase schedules, and provide reports. \n
- Follow procurement policies for purchase of construction material and executing contracts. \n
- Study job specifications to determine appropriate construction methods. \n
- Oversee workers who complete specific pieces of the project, such as painting, plumbing, etc. \n
- Prepare and submit employee time, as required. \n
- Work with the Housing Director to develop and implement quality control programs and take actions to deal with the results of delays, bad weather, or emergencies at the construction site. \n
- Confer with supervisory personnel, assignees, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. \n
- Plan, organize, and direct activities concerned with the construction and maintenance of structures and systems. \n
- Investigate delays at construction sites to ensure that proper procedures are being carried out. \n
- Evaluate construction methods and determine cost effectiveness of plans. \n
- Other duties as assigned. \n \n
REQUIREMENTS: \n
\n
- High School Diploma or G.E.D. \n
- Must have Valid Driver's license \n
- Must have 12 years or more of experience in residential building construction \n
- Must have strong organizational skills \n
- Must have a minimum of 15 years of experience in materials and methods utilized in residential construction. \n
- Must have ability to manage people. \n
- Must have experience in subcontractor supervision and management. \n
- Proven leadership and management qualities \n
- Ability to develop and monitor project schedules \n
- Ability to work and interact in a team environment \n
- Ability to successfully manage the project to closeout \n
- Detail-oriented approach of problem solving \n \n

- Direct supervision by the Housing Director \n
SALARY LEVEL : \n
- Annual salary range is $69,847 - $106,351 ","
