Exterior Work
Perform one-time mowing of high grass (large yard)

Trim bushes all around the property

Trim two trees in the backyard (includes trash haul-off)

Remove tree in the backyard

Remove all trash from the property

Remove all screens from windows/doors

Repair front siding and paint afterwards

Repair or remove metal fence and gate (remove fence and posts completely)

Remove sign above front door on siding, patch hole, and paint

Repair siding and paint afterwards

Repair damaged/missing fence sections (approx. 70 linear feet)

Remove both sheds in the backyard

Remove unstable/rotted-out deck

Repaint stairwell rails in backyard

Remove taro in backyard and patch holes

Remove wooden poles in backyard (includes concrete removal)

Repair concrete base under back stairwell

Repair bottoms of both front porch columns and paint

Remove strips and repair trim afterwards

Remove TV/electrical mounts, patch holes, and paint

Remove electrical lights in front of home, patch holes, and paint

Remove electric wire on side of home

Remove light and patch holes

Remove all electrical wires in the backyard and patch holes

Install weather cover for outlet

Weatherproof outlet in backyard

Re-secure loose wires around home

Remove wasp nest and nest in front yard

Replace coach light with new LED light

Install new flush mount lights

Replace ceiling fans with flush mounts

Replace weather strip for front door

Adjust striker plate for proper door alignment

Replace entry room door for Bedroom 1 (32x80)

Replace half bathroom door

Touch up siding on the back of the house

Paint exterior door and trim

Secure loose handrail on backyard steps

Remove all nails, patch holes, and repair drywall throughout

Remove blinds

Install 7 door stops

Replace outlet and light switch covers

Cap valves

Install new hardware and re-key home (4 working keys; includes one-sided deadbolt on back door)

Install wall mount lockbox

Remove wood 2x4 and patch holes

Remove shelves, hangers, and mounts throughout; patch holes

Repair attic trim, install attic door, and paint

Install new closet shelf and paint

Remove all racks, shelves, and cabinet behind toilet, and patch holes

Interior Work Flooring & Walls
Perform full interior paint (approx. 1000 sq ft), including:

Walls, Ceilings, Baseboards, Window sills, Doors, Shelves, Closets

Touch up inside/outside of kitchen cabinets

Replace flooring in foyer (160 sq ft LVP)

Demo existing flooring (144 sq ft)

Repair cracks in kitchen tile floor (approx. 5 tiles)

Replace damaged laundry room baseboards

Replace laundry room subfloor and install new LVP flooring

Replace damaged ceramic tile in closet with LVP (approx. 20 sq ft)

Replace bedroom flooring due to water damage (approx. 187 sq ft of LVP)

Repair leaking water valve in laundry room

Replace sink vanity (bottom rotted/countertop stained)

Repair and paint existing vanity

Install new toilet

Electrical & HVAC
Install new thermostat

Install ceiling fans / flush mounts as listed above

Replace outlet and light switch covers where needed

General Notes
**Project includes hauling off trash and debris as needed

**Must have own tools and transportation

**Must be experienced with light plumbing, electrical, carpentry, and general handyman repairs

**Must be reliable and capable of completing full scope of work within a reasonable timeframe
