Job Summary Our Facilities Maintenance Supervisor is responsible for overseeing the daily operation, monitoring, and maintenance of building systems-including HVAC, plumbing, and electrical- across 500,000+ sq. ft. of facility space. This role supervises a team of up to 16 technicians, ensuring all work aligns with SOPs, safety standards, and manufacturer specifications. The supervisor manages troubleshooting and repair activities, maintains a spare parts inventory, and recommends tools and equipment purchases to improve efficiency. With 15+ years of HVAC experience and 5+ years in a leadership role, the ideal candidate also assists in improving facility operations and system performance. Essential Duties Supervise, coordinate, and lead a team of up to 16 maintenance technicians, ensuring daily tasks are completed efficiently and safely. Plan, assign, and manage the maintenance, repair, and installation of HVAC systems, electrical, plumbing, and other building systems across a large-scale facility (500,000+ sq. ft.). Monitor and inspect work to ensure compliance with industry codes, safety regulations, and company standards. Conduct regular site inspections and preventive maintenance programs to minimize downtime and extend the life of assets. Provide hands-on technical guidance in diagnosing, troubleshooting, and resolving complex HVAC and building systems issues. Assist with budgeting and cost control for maintenance operations and capital improvement projects. Maintain accurate maintenance records, work orders, and equipment logs using a computerized maintenance management system (CMMS). Train, mentor, and evaluate team members, ensuring ongoing professional development and adherence to safety practices. Collaborate with contractors, vendors, and internal departments to schedule and oversee third-party maintenance work as needed. Ensure compliance with OSHA, EPA, and other relevant regulatory standards. Respond to emergency maintenance issues, sometimes after hours or on weekends, as required. Minimum Requirements Minimum of 10-15 years of HVAC experience, with extensive knowledge of commercial and industrial HVAC systems. At least 5 years in a supervisory or team lead capacity in a facilities or maintenance setting. Demonstrated ability to manage maintenance operations for large-scale buildings (500,000+ sq. ft.). Proven leadership skills and the ability to motivate and develop a team. Strong understanding of building systems including HVAC, electrical, plumbing, life safety, and controls. Proficient in reading blueprints, technical manuals, and schematics. Experience with CMMS platforms and Microsoft Office Suite. Excellent communication, organizational, and problem-solving skills. Valid HVAC certification/license. High school diploma or GED; technical school or associate degree in a related field preferred.
