General Duties

To assist with maintenance, repair and disaster recovery for WMRL facilities in support of providing the best guest experience. To provide clean and well-maintained homes and amenities for WMRL guests and homeowners to ensure financial success of WMRL and their homeowners. The Maintenance office is in the Wood Shop, located adjacent to the Hibernation House. Parts of the work space are located on the ground floor, while offices, restrooms and inventory storerooms are located on the second floor and accessed via stairway.

Job Specification

  • High school graduate or GED equivalent.
  • Two or more years’ experience in numerous aspects of facility maintenance.
  • Demonstrated ability and application of the basic knowledge in the repair of mechanical components, plumbing fixtures, electrical devices, appliances and carpentry.
  • Must be able to provide basic hand tools: claw hammer, screwdrivers, adjustable wrench, tape measure, flat bar, wrenches, electrical multi-meter and utility knife.
  • Must possess a valid driver’s license and the ability to be added to WSI insurance policy.
  • Must be able to always provide every guest with a high level of customer service.
  • Must be able to work with a diverse group of people and be able to remain calm and professional in handling a variety of tasks and stressful situations.
  • Must be a self-starter with the ability to work independently with little supervision.
  • Must be able to work within the framework of the company and department policies and procedures as set forth in the employee manuals.
  • A neat, clean appearance is always expected. Employees must wear company uniform and nametag provided.
  • Demonstrate ability to cross-sell other departments and businesses at the resort, and to effectively communicate that information to our guests.

Specific Duties

Administrative

  • Responsible for daily computer work order entry for accurate records on time in and time out, unit name, material costs and description of work completed at all jobs daily.
  • Identify repair work in lodging properties and grounds; ensure appropriate work orders are generated and distributed.
  • Maintain a high ratio of time worked to billable hours for a positive revenue flow.
  • Order necessary parts in a timely manner; communicate with the administrative assistant for processing.
  • Transfer parts from inventory stock to proper work orders.
  • Perform monthly inventory management.
  • Communicate face-to-face with guests and property owners about maintenance-related concerns.

Carpentry

  • Cut, measure, and fasten wood members for frame construction, siding, roofing, etc.
  • Repair wooden furniture.
  • Maintain clean, safe workspaces and vehicles.
  • Operate necessary tools: hand, electric, gas, and air.
  • Perform demolition as needed.
  • Paint with latex paints and perform surface preparations.

Landscaping

  • Perform snow removal at entrances, fire escapes, decks, and roofs; sand and salt where needed.
  • Pick up litter and debris.

Mechanical

  • Check/move mechanical equipment as needed.
  • Change HVAC filters and belts.
  • Light gas appliances.
  • Know building water shutoff locations.
  • Maintain hot tubs/spas including cleaning, chemicals, and State Health Dept. compliance.

Plumbing

  • Drain, clean, and refill water heaters.
  • Solder copper piping.
  • Install PEX fittings.
  • Repair/replace toilets, unclog drains, replace garbage disposals.

Electrical

  • Use multimeter to check voltage, current, and continuity.
  • Understand wire colors and their purposes.
  • Replace bulbs.
  • Troubleshoot baseboard heaters, water heaters.
  • Know panel locations in properties.

Vehicles

  • Operate WSI/rental heavy equipment.
  • Dispense fuel.
  • Check vehicle fluids.
  • Operate man lifts for elevated work.

Safety

  • Operate fire suppression equipment.
  • Wear PPE.
  • Complete HAZCOM and LOCKOUT/TAGOUT training.
  • Report unsafe conditions.
  • Follow OSHA standards.

Miscellaneous

  • Split, cut, and stack firewood safely.
  • Complete other lodging maintenance as needed.
  • Clean rain gutters.
  • Use floor sweepers/scrubbers and carpet extractors.
  • Perform other duties as assigned by Maintenance Manager or Plant Supervisor.

Work Environment

  • Frequent lifting of up to 30 lbs, occasional up to 75 lbs, rarely more.
  • Stand up to 8 hours/day.
  • Crouching, kneeling, sitting required.
  • Work in small, awkward spaces.
  • Climb ladders (step to 32 ft).
  • Drive company vehicles.
  • Schedule flexibility required.
  • Weekends/holidays/overtime may be needed.
  • Exposure to extreme weather.
  • Non-smoking workplace.

Safety & Wellness

All team members must remain alert to unsafe conditions and behaviors. This includes periodic inspections of work and public areas. Unsafe conditions must be reported or corrected as soon as possible.
