Possesses a thorough knowledge of overall retail construction terminology and processes. Proficient in technology to include all Microsoft Office products and Sage 300 Construction and Real Estate (Timberline.) Good organizational, interpersonal, negotiation and customer relations skills are required. Attention to detail and mental concentration are necessary for accurately performing tasks and handling constant interruptions. Must be able to work within tight deadlines.

Job Summary:

The Senior Estimator at Westwood will play a lead role in the estimating and competitive bidding process by carefully evaluating bid specifications and drawings for all assigned projects. The positions responsibilities include gathering subcontractor and material supplier quotes and proposals, as well as analyzing blueprints, specifications, and related documents to assemble accurate estimates of labor, material, and schedule requirements essential to determine the overall project cost. The position requires advanced analytical skills and in-depth knowledge of construction means and methods, and the ability to perform site surveys and actively participate in preconstruction planning meetings. Additionally, the position requires experience in the thorough preparation and timely submittal of final bid packages, adhering to Westwoods commitment to accuracy and excellence in the estimation process. The ability to direct and oversee clerical support staff to effectively tender and collect trade pricing is a key responsibility of this position

Job Duties/Essential Functions:

Develop comprehensive project scope: Ensure precise identification of complete project scope to ensure comprehensive pricing from all required trades and equipment suppliers necessary for each project.

Job Site Surveys: Conduct job site surveys and participate in preconstruction job site meetings to develop and confirm project scope as well as the potential impact of site conditions on the defined project scope.

Detailed Take-offs: Prepare in-house detailed take-offs, demonstrating a thorough understanding of project specifications.

Subcontractor Bid Solicitation: Assist in the solicitation of subcontractor bids by recommending or identifying specific client/landlord-required subcontractors and supervising and coaching clerical support staff. A key responsibility will be the constant development of new trade and supplier partners to expand Westwoods industry resources in all markets.

Bid Package Review: Thoroughly review subcontractor bid packages to ensure inclusion of all scope items in their bids.

Project Schedules and Final Bids: Take the lead in preparing preliminary conceptual project schedules, finalizing bids, and submitting them to the client/owner for consideration in a timely manner.

Owner Bid Package Review: Review owner bid packages thoroughly to fully respond to project bid requirements.

Collaboration with Project Managers: Lead the project hand-off between Preconstruction and Operations to ensure a complete understanding of project scope, estimate assumptions and bid qualifications. Collaborate closely with the Project Managers to assist in the final selection of subcontractors during the project buyout.

Professional Communication: Communicate in a professional manner with clients, subcontractors, and other stakeholders throughout the preconstruction process.

Value Engineering: Occasionally provide value engineering and make recommendations for alternatives when appropriate or at the clients request.

Requirements

Education, Certifications, Experience:

Bachelors degree in construction management, Civil Engineering, Architecture or a related field; relevant certifications are a plus.

A minimum of 8 years of experience in the commercial construction industry is required in an estimating or project management role.

Strong analytical and mathematical skills for precise take-offs and bid calculations.

Good communication and interpersonal skills.

Ability to collaborate effectively with cross-functional teams. 3 Senior Estimator July 2025

Proficiency in relevant software and tools for estimating.

Knowledge of value engineering principles

This position involves work at a construction site where duties will be performed both indoors and outdoors and would be subject to environmental conditions.

The work environment characteristics are representative of the environment the employee will encounter while performing the essential functions of this job. The passage of employees through the work area is average and normal.

The employee is occasionally exposed to toxic or caustic chemicals, risk of electrical shock and risk of vibration. The noise level in this work environment could be moderate to loud.

Salary Description $100,000 - 130,000 a year
