In coordination with the Sr. Director and Sr. Maintenance Manager, the Operations Manager handles the supervision of the Facilities Operation, property inspections, preventative maintenance, and repairs to Center infrastructure including HVAC, electrical, plumbing, grease interceptors, fire life safety, lighting, as well as other operational systems. Serves as the primary point of contact for all tenant operational concerns and lease compliance challenges that are facilities related. This role supervises vendor performance and handles all purchase order creation and invoice approvals. This role also works with the Sr. Director, Retail Operations to plan, document, and execute all Capital Projects.
Job Duties:1. LEADERSHIP: Leads the team: Maintenance Manager, HVAC/Electrical Technician, Maintenance Technicians, Operations Assistant, Service Vendors, and Contractors. Also oversees the administration of the Facility Operations Office.
2. PROPERTY APPEARANCE: Supervises all service providers. This includes coordinating with the maintenance manager to address any maintenance issues (flooring, lighting, painting, signage, utility facilities, public or employee restrooms, etc.) and all third party vendors (janitorial, elevator, HVAC, electricians, plumbers, etc) that are providing services throughout the Property.
- Property inspections, including routine night inspections to document all Property deficiencies that need to be corrected.
- Supervising the Maintenance Mgr. in the implementation of preventative maintenance schedules for all parties that are providing services at the Property (elevator, fire life safety, fire sprinklers, plumbing, electrical, etc.).
- Acts as liaison with City Fire Department, City Public Works and Utility providers (Electricity, Water, Gas, Telephone and Internet).
3. SAFETY: Responsible for property compliance with local, state, and federal laws, including but not limited to fire & life safety, vertical transportation, hazardous material documentation, access and disposal, compliance with DOSH requirements (Elevators/Escalators, Fountains, Trolley, etc). Oversees Center Safety Program, serving as Chair-person of the Safety Committee. It also supervises the Injury & Illness Prevention Program and compliance with OSHA laws, which includes maintaining the corresponding log and activities.
4. CONTRACT & PROJECT MANAGEMENT: Responsible for Service Agreements and Project Management to develop Request For Proposals (RFPs) and handles bidding process for contracted services, improvement/repair projects and capital projects; making final recommendations to Sr. Director, Retail Operations, and ensuring all agreements are current. This includes working with the Sr. Director, Retail Operations to create capital spending approval forms and work with contract administration to finalize contracts and service agreements.
5. FINANCIAL ACUMEN: Responsible for driving operational excellence while exercising financial discipline, achieving key performance indicators. Develops budget recommendations for facility expenses and capital projects. Controls expenses, handles purchase orders, invoice approvals, and research of billing discrepancies.
6. ENVIRONMENTAL COMPLIANCE: Responsible for environmental compliance to administer and seek opportunities to expand and improve Centers environmental programs and initiatives (solar, recycling, LED, water conservation, etc.). Handles contracting and execution of remediation for Asbestos Containing Materials (ACM) and water intrusion issues, California Environmental Reporting System (CERS) and Water Quality Management Program (WQMP).
7. RECYCLING/WASTE REMOVAL: Responsible for the coordination of trash hauling schedules to ensure proper scheduling based on demand, training merchants on proper disposal of trash, recycling and organics program (SB 1383). Oversees kitchen grease disposal and interceptor pumping, and jetting program.
8. MERCHANT RELATIONS: Responsible for assisting merchant compliance demonstrating excellent service and acts as one of the primary contacts for concerns, and communications. This includes ensuring merchants are aligned to Center standards (storefront appearance, signage, etc). This role meets with each Merchant Manager at opening to provide the Center Merchant Manual and contact information for facilities assistance.
Minimum Qualifications / Other Expectations:Education & Experience:
1. Bachelor's degree or equivalent job experience preferred.
2. Minimum 3-5 years construction and/or maintenance operations related experience.
Other:
1. The work schedule is Monday-Friday, 8am to 5pm. This role also needs to be available 24/7 for all Property facility related emergency repairs (HVAC, electrical, plumbing, elevator, etc.). This position is a first responder for critical operations activity or emergencies. Therefore, work schedules may require after hour (sometimes unscheduled) visits to the property for special event load-ins/outs, leaks, fires, or other emergencies or unforeseen critical events.

4. Position requires the ability to walk the Center 50% of the workday, supervising staff and vendors
5. HVAC, OSHA, and other certifications a plus.
6. Valid California drivers license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Companys MVR policy, and is part of the essential duties of this position.)
7. Extensive walking, frequent standing, sitting, stooping, bending, climbing stairs and/or ladders, and lifting objects of up to 20 pounds. Driving golf-cart, motor vehicle (either employees personal or provided by company), as requested by supervisor.
8. Office, property grounds (outdoors); may experience extremely hot or cold weather conditions; may be required to climb ladders and walk building roof-tops for inspections, and in/around parking lots and outdoor areas. May be exposed to moderate or loud noises. May encounter electrical or mechanical equipment and/or chemicals pursuant to Prop. 65 through work in and around parking decks and parking lots, or otherwise.
Compensation:
Base Pay Range: $94,700.00 - $132,400.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
